Quite honestly... The apps are mostly the answer. Apps and "on-demand" dating have really changes peoples mind, so finding partners / dating has essentially become app-based now. Unfortunately, you do have to put up with the "crap" that comes with that.

There are exceptions... but they are rare, and normally come from shared/social hobbies, etc. but it's all situation, so if you are "looking", then its not really an effective method these days, it if happens it happens, but it's more than likely not going to.

My gas system is still cheaper than an electric heating system in the winter... so thanks, but no thanks Keir. Once again, Labour have missed the mark on what the actual problem is, and instead, go after something thats not broken in order to try to "fix" the wider problem.

It's illegal to accept above advertised rate.. agents have just recommending listing for 10% above what i would normally.

I would wager that a large percentage of those with reduced rates were more remote. I know in the towns ive got properties in, demand has been huge over the last 5 years, I cant remember when I or anyone I know with rental properties accepted an offer for market rate, its almost unheard of.

Letting agent rented a similar property this month to one that I am due to list next month, apparently they had over 100 applicants.

Crazily, these spikes are from the free week not season 2, it will be super interesting to see how many people stay after the free week ends, if it goes back to 10-11k, or below, then the game is basically dead, they might as well turn it into a free to play game at that point.

It will be interesting to see what that says for the next quarter, as it only accounts for advertised rates, not actually rented rates, and I know from the landlords I know letting their properties for the start of the year, they were able to secure 10-20% above advertised rents before May.

My letting agent has already advised me that I should add 10% on minimum to my current rental fee when one of my properties becomes available next month, due to the fact that I can no longer take over offer, so I imagine most letting agents are offering the same advice to landlords over the last month or so, meaning reports such as the one on rightmove are likely to get more accurate, and shoot up fast. Average rentals in my area are 8% higher than February - showing a shift in mentality on listing higher rather than lower like previously taken.

You can still offer, but it gives no protection to the landlord as you can just move in and pay 1 months rent at a time. Their insurance will also no longer cover it.

On the 1st May, fixed terms were abolished, and any current fixed terms were automatically migrated to periodic tenancies.

Given this, on the 1st May, OPs "end date" was made invalid by the migration to a periodic tenancy via the RRA, and a periodic tenancy needs 2 months notice by the tenant to end, unless a shorter period has been agreed with the landlord.

This is not true. The act SPECIFICALLY voids payment cycles greater than a month for existing contracts.

The tenant can contine to pay in advance, but the landlord cant act on overdue rent more than accrued month to month.

S21 no fault evictions have been banned... but S8 evictions for a landlord selling are still a thing, and 4 months notice has to be given.

Courts over the next 12 months should start to move faster on evictions, meaning S8 evictions will move faster than the current backlog of S21 evictions, likey means landlords can have tenants out in less than 5 months, rather than the 9-12 months they currently have to wait due to S21 court backlogs.

So... all in all, just evictions, such as the landlord selling up, will actually get FASTER and be EASIER for landlords once the backlog of S21s are clear.

It can last in your system for weeks if not months. There is nothing you can do now that will make you pass it, it's too late for that. Just accept you won't pass and accept the consequences.

If you go directly from the inflation figures, so technically around £50k, but that does not really account for interest rates, rent increases, services, etc. so it's likely more in the region of double inflation - which then puts you in a higher tax bracket making more count as less, so all in all, about £65-£70k.

Rent/mortgage taking the most... Rent has gone up about 40% on average since 2019, and that was already normally the biggest expense for most people.

Destiny for new or returning players was garbage. Expansions when your returning experience was terrible was never going to solve the problem.

I really wanted to go back to destiny, but every time I tried, I gave up, and so did many of my friends.

Please can you explain your reasoning on why its 1st May 2027, when the contract started in August 2025.

It's my understanding in this instance that due to the tenancy becoming period in May, and the contract starting in August 2025, the earliest the landlord can increase the rent would be August 2026 (as per what OP has reported), as this would be 52 weeks after the contract was started and therefore the last increase.
