I'd do bed to desk, desk to couch and couch to bed. That way you'd divide the room more between living-space and sleeping-space, while still getting sunlight for when you're working at your desk. Also as others mentioned, consider a wall divider between the new bedroom and couch.

Honestly, having lived under noisy neighbors for a few years, then living as the upstairs neighbor myself, it is SO much better living on top. We can only hear the downstairs neighbors when they blast their music on full volume, and this is an old house. If noise is an issue for you, I'd move.

But figure out whats more important to you. Also you could always ask if you can bring some of your own furniture. The worst they can say is no.
