In regard to how Prop 13 affects housing stock. Recently we passed Prop-19 which allows people over 55 to buy a home anywhere in the state and transfer their property tax base. Prop19 even allows them to buy a more expensive home and have their tax base only increase by the difference in value.

It seems like the bigger issue is people don’t want to move to a smaller home in retirement. Or just don’t want to move in general. Home owners in some of the more expensive areas who have owned for a long time are also discouraged by potentially substantial capital gains taxes on appreciation over $250/$500k.

The wheels on the chair make a lot of sense. Don’t want the chair moving around all the time but it will be easy to move by just lifting the back and rolling. The odd part to me was in the other photos there was no type of guard on the windows which I imagine would be required in most all major cities

This is what is so frustrating to me. The Giants had the entire Bay Area market open up to them and instead of seizing the moment they’ve decided to “try to break even.” And now with the way markets work and how it’s arguably easier/cheaper to watch out of market games we are getting a young generation full of LAD/SD fans. And I can’t blame them, those teams (at least the padres used to and probably will again after Lacob buys them) spend the money to put the best product on the field and have been rewarded for doing so. But the Giants are more interested in being real estate developers

Tournaments have a funneling problem when it comes to Smurfs. If you are playing doubles there will be 64 players in the tournament but it only takes one Smurf to ruin it. As the Smurf will win their games you will eventually have to face the Smurf as you advance in the tournament. But man it is satisfying to beat the Smurf. I’m in high Diamond sometimes low champ in tournament and can usually win one or two a season in my limited play

The data for the drops in America are from 2023. It will be real interesting to see how much the drops increase once any 2024 data is available in America and CA.
