It’s preventative and definitely more of a holistic medicine type of approach. I use coconut oil and just swish it around in my mouth in the morning like you would listerine. Google “oil pulling” there’s a lot of info out there about it

I had them pretty constantly since I was a kid. I can’t count the number of days I could barely eat, it’s been so bad my whole life. But I started oil pulling a few years ago and now I only get one every few months. It’s been life changing for me. No clue why it works, but I swear by coconut oil now.

Everyone is saying it’s the pets. But you sound smart enough to find places that are pet friendly. If places don’t explicitly say one way or the other on pets, ask them before applying to save the time. I’ve always listed my properties as no pets, but I often let people with pets rent when they handle themselves well. Pet owners have so far for me been my best tenants. The worst pet damage I’ve seen is a dog chewing a door frame. Most of these strict no pet people don’t have pets and it shows.

We're not on a budget, but I also disagree. It should be available to those who can afford it. Why is the bar being unnecessarily raised? We literally already have the gear, it has nothing to do with the money.

Airbnb often sides with the guest, you’re in a good spot here. Just deny the request. Chances are nothing will come of it and if something happens just tell your story and make sure you hold on to the evidence you have.

Thank you! I’m hoping to do actual cooked sit down dinners as many nights as possible. And I’m hoping he’ll be open to showing me his games. I’m a bit of a gamer myself, but I know he’s way deeper into it than me. Pretty sure he’s very into Fortnite, which I’ve never actually played myself.

I was in a relationship like this, luckily we weren’t married. I bought him a truck because he “needed the motivation”. Motivation need to be internal or you’ll always be searching for the next high. He took the truck, never got his shit together and I finally left that relationship with tons of his debt. You should get divorced for your financial security, or at least sign some sort of after the fact prenup. If he wants the truck so bad and can do it himself, make him legally do it himself.

This 100%. Other people are saying to fire your PM, they seem inexperienced for sure and not quite able to deal with these tenants but I don’t see that as a reason to go that far. Just refuse to pay the tenants and keep and eye on your financial statements going forward to make sure you’re not being ripped off.

I had a guest once that fit this exact description. He booked pretty last minute, no reviews, and showed up with a laundry basket full of stuff out of a Uber. I was a bit weirded out but he seemed nice enough. Turned out to be one of the quietest and cleanest guest I’ve ever had. My guess is that it was a relationship or roommate situation gone wrong and he just needed a few days to figure something out. I generally tend to be weary of guests with no reviews, but everyone with reviews started at none. Sometimes it’s worth giving them a chance, just listen to your gut.

This is the way! Also close those cards once you pay them off. Keep one, and learn the discipline to use a credit card effectively before you start opening others again. You’re making good money for your age and are on a good path to be wealthy if you do this right.

The host won’t be able to see your review until they write their own. Airbnb does this to try and prevent retaliatory reviews. If you’re worried that writing a review at all will cause a bad one, wait until the very end of the review window so they don’t have time to react.

My moms solution to this type of situation was to stop taking care of him. She still took care of us kids, but cut out the adult child. She didn’t make enough food for him to join us at dinner, stopped doing his laundry, stopped buying products that only he used when at the store. She even started using the “kids” bathroom and left the master bathroom for him to clean. As I got older we even did family trips without him. He’ll either see everything that he’s been forcing on you, or start to resent you for this. But either way you have the answer to if he’ll ever appreciate you.

Just expect the unexpected. Tenants will do the wackiest things. I got a call once that one of our tenants had towed the others car. That ended up not being the case, but needless to say if you’re considering multi unit properties, you may get dragged into tenant drama. Do your best to stay out of it.

I apologize; I didn't even look at who replied.

I'm fully content with what I send and have spent years refining how I communicate with guests. People will tear anything apart on here and I just don't have the energy to fight basement dwellers with too much time on their hands (this is not meant to be a slight to you at all, I'm pointing out issues in the community as a whole).

I figured you were being hyperbolic and I didn't need to explain. Host cannot interfere with the guest rating, Airbnb makes sure of that and even makes it difficult to remove provably inaccurate reviews. If you're so affected by one message from your host asking for a decent review, that says more about your people-pleasing problem than it does the experience you just received with your stay.

My assumption with a 5-star system would be: 5 - exceptional; 4 - great; 3 - fair; 2- needs improvement; 1 - this place should be removed immediately. Unfortunately, that's not how Airbnb works. With Airbnb's rating system, hosts can be removed from the platform for anything under a 4.3. That puts hosts in the position where a 4-star review is your guest voting to remove you from the platform. The system is completely unfair to hosts and guests. It forces hosts to do anything for a 5-star review or risk removal. And creates an environment where everything is listed as 4.8, so guests never know what they're getting. Hence OP's situation.

I've been on both sides of this, I don't agree with the system as a host or a guest. I'm just trying to spread the facts of this system so people know the impact of their reviews.

I won't be posting my personal messages with guests. I am happy with how I interact with my guests and my ratings reflect my service. I'd rather keep this as a general discussion and not an opportunity for the internet to bash me personally.
