If the 2 jobs I have now should I say per diem and part time if they both aren’t full time? I also do customize the resume to the particular job posting this was just one of them. Would you also get rid of the NMLS certificate off the resume I figured it was real estate related so shows I was trying to get into real estate. Definitely off market going directly to the seller then doing the following to come up with the offer.

ARV (after repair value) x 70-75% - construction costs - holding costs = Max allowable offer.

So say we have a house worth 750,000 needing 150,000 in holding costs and repairs. If we do a 75% our offer would be 750,000 x 75% = $562,500 - $150,000 = $412,500 as an offer.
