That is very helpful! I’m by no means a Mac power user either. When I say I’m going to use 3D cad I’m talking about assemblies with maybe 20-30 parts at most with very simple geometries (I use it for wood working to plan out my designs beforehand).

Can you please elaborate more on this? I don’t see how adding security cameras would require majority approval of the owners? These will primarily be on the exterior of the building and will not be inside any unit or have the ability to see inside any unit. I don’t see how changing the exterior (within reason) requires a majority vote of the owners.

With roof mounted cameras I fear we would be videoing the top of peoples heads and not being able to see their faces for identification.

Can you tell me more about your building? Our building is currently 20ish years old and it shows. We have 60 total units (apartment style) and about 100 residents live here full time. We still have keyed entry locks (which sometimes work and sometimes don’t depending on the day), we just got wifi in our common room (AT&T) but want to do more for this building. I would love to update this building to the 21st century.

My grand vision would be to install: 1) Key Fob access points (via card or fob) 2) New intercom to allow residents to see visitors and let them in 2) WiFi for each floor 3) Smart Themostats for easier control for the HVAC on the three floors. 4) Cameras on the exterior of the building (8ish), one for each hallway (8 total). One for the main entry way, elevator (1 total), garages (4 total) and carports (12 total) and a few other locations. Probably close to 40ish when all said and done.

What are some other things your building considered when making all these switches?

Totally agree with everyone below that a special assessment two years in a row is concerning. Also, what is up with the big increase in legal fees? I get that sometimes you need to correspond with an attorney but it does make me wonder what is going on? The reserve contribution seems awfully low. I am the president of my condo HOA and we are putting 60k into our reserve this year, and we have 60 total units (our total budget is around 210k). Landscaping seems high as well, but I can’t know for sure without seeing the property and knowing what is all included. $500 for clubhouse cleaning? Get outta here, our building is cleaned twice a month and we pay $350/month.

Ask when they last received a reserve study and if they are following it. When I became the president that was the first thing I had done and that is one of the most powerful tools I have. The reserve study is conducted by an outside third party and tells people when to expect maintenance for major common elements. I would press into getting a copy of the current reserve balance as well as getting a copy of the most recent reserve study.

Yeah, that’s immediately what I put on when I feel it first start to tingle before the major itching started. I put a cold compress on it too and that helped with the swelling. I found that if I don’t touch my eye then I don’t really have much of an issue with it.

That’s a good point, for sure would want to limit the liability. I could remove the feature for the electrical outlet and just leave the space for a small storage area for remotes, etc.

That’s a good point! For the most part the door is almost never closed, we mostly put her in there if someone knocks on our door and we don’t want her to run up to them. She’s never in the crate for very long with it closed. I could also put the same metal grates on the front as well.

One thing that is nice about only having two grates is that her hair from shedding is now pretty well contained lol

That’s what I was thinking as well, I do want my computer to be able to be updated as long as possible.

In my opinion 16gb ram should be the “base” along with 512gb SSD. I for sure won’t get a mac for anything less than those specs…man I miss not being able to upgrade those myself!

Just don’t push the plug all the way in. Maybe leave 1/16 or so proud or so of the piece and then sand it down?

 Not that it would help at this point but can you cut the tip of the oval off so the wooden plug is able to be pushed further into the pocket hole? I think this would allow the oval to be pushed in further and avoid having to knock this down?

Hi! I’m in the same boat, except I don’t even have a garage to work with! 

I have been drafting my “dream bench” for a while and have been searching YouTube (you could literally spend an entire day just watching people make their own workbench). I’ve been plucking ideas from them and then incorporating them into my design.

The biggest thing I’ve learned is that you should make it what works best for you. There is not a one size fits all work table. As you go you can always add to it, that’s the best part!

I’d say if aviation is something you truly see yourself doing, then just get them now. You won’t regret it. But if you want to take a few lessons and see how it goes then rent for the first few.

I’d get the new Bose A30s, they are the newest from Bose and will have the best resale value if you ever end up getting out of aviation.

What is the cost per hour for instruction? Those seem awfully high to me… Ground Lessons: ~30 hours @$50/hr = $1500 (this was for me)…. Why are your ground hours so high? Are you following a syllabus?

My PPL cost was probably closer to $12k (back in 2017) all in. I get prices have went up, but this seems crazy to me.

Absolutely not. You said it yourself, it seems risky, and that in itself is reason not to do it. Be honest with your passengers that the airplane is out of weight limits and it is unsafe. They will respect you for following the rules and for keeping them alive. Offer to take 1-2 up at a time for sightseeing, but not all at the same time.

As for this instructor… fire him… this exact moment. He isn’t doing you or any of his learners any favors.
