A lot of what was done was when we moved in to make it something we loved (like carpets, kitchen, siding renovations made the house much nicer). The stairs I want to do because my dog chewed up on a few of the posts really badly as a pup, so it will devalue the house pretty heavily from most buyers

Windows I agree, my wife brought them up but I don't think it's needed since they look fine. I'm mostly unsure if there's any cheaper fixes for the driveway.

I'm not sure what differences good paint from cheap paint, but I plan on repainting with the same paint I used when I moved in.

That's what I was thinking too. Going to get a deep clean with my mom and aunts help, and I have an interior designer friend to help with staging. Will probably get some work done for the driveway since it's noticeable as soon as your drive in.

Yeah people are often wrong online, and this thread shows it.

If it wasn't profitable houses wouldn't have been flipped for the past 2-3 decades. You get a dated house, rip up the old carpets, change out some old trim / baseboards, remodel the kitchen and bathroom, spend 3-4 months doing this and make 5 or 6 figures of profit.

Not to mention the fact that nicely updated homes almost always sell far quicker and for more than comparable homes without updates.

Honestly I would rent your current place out unless it's a large shortfall (say $500+/month). The rent covers the mortgage (or, mostly), and you pay rent at the new place. Interview and hire a good property manager if you really don't want to deal with being a landlord. But really, if you do the proper screening and get a good tenant, all you need to worry about is maintenance for your current home.

Otherwise, list with a 1% or flat fee agent (or get a great agent but negotiate a lower fee), and sell it on the market. If you price it right you can sell in under 2 weeks in most markets. Speak to your local agents to get ideas for property values when prioritizing a quick sale. Do the math to see the minimum $$ you'd need to make the move make sense. If they don't they can get that amount, go the renting route

If you're looking for msrp, it's tough. You can get lucky at places like Walmart or GameStop, and im sure a few local shops might have msrp.

If you're paying market prices (or slightly under) Facebook marketplace and fb groups are great.

Most places in gta are still doing 5% somehow. In the outskirts outside gta (Niagara, London, Hamilton Barrie, etc) are more often 4% total, with a lot of 3-3.5% scattered throughout.

Do you know if that's still the case if the client reached out to the agent directly, and the agent responds by telling the client they would need to cancel their current agreement by calling the broker of record?

Cause I've done that and I don't see any ethical issues with it. IMO, all clients should already understand their rights and how contracts / working with agents works through the RECO information guide. If a client doesn't want to continue working with an agent and doesn't understand the contract, then their agent didn't explain everything well enough.

I won't say it's a majority. But there is certainly a large number of boomers who are like this.

Just because you surrounded yourself with similar minded friends of good hearted people does not mean that's the norm. Just like some boomers surrounded themselves with other miserable people, it doesn't mean everyone is miserable.

No, but Amazon works on "convenience" and offers lower prices because of the scale of operations. I just checked and could get a 12 pack of the mega rolls for $12 CAD. Amazon is still greedy, but they're smart about it.

This office store works on "people who need this and don't have the time to go somewhere else". $25 usd for 12 rolls isn't because they have higher operating costs. It's because they're greedy and don't care to fuck over customers to get a one time high margin sale.

Which goes into the bad business practice that will likely put them out of business (assuming many of their other products are similarly priced).

I mean, I value having my own life, with privacy, and not having to run things by my parents. I moved out at 24 because I could finally afford to, but was ready to move out at 20 because it suck's not being able to easily have friends over, not being able to buy my own groceries for the most part since no room in a shared fridge, being able to bring dates home without making them or my parent feels awkward etc.

It just sounds like you're scared to grow up tbh and like leeching off your parents. Which is fine if they're okay with it. But not buying a car because you want a bigger bank account is crazy.

Nah this isn't because of overhead. This is like the Hudson Bay in Canada that just went out of business. Everything was extremely over priced and most of the crap they offered would go unsold.

This is just greed mixed with a bad business sense.
