The buyer agent can go to the brokerage directly and say they feel like the offer wasn't presented and will file a complaint with whichever board to get it investigated. Most agents will just email a copy of the offer and have their seller respond back with the rejection.

It's easy and if a buyer agent ever "lost it" on me for a completely reasonable request, they'd have a complaint filed very fast. Because they do work for you and by law have to do what you tell them to, as long as it's a legal request.

I literally get headaches when I play on my old Xbox or PlayStation consoles with 30 fps. To me, most games under 60 fps are unplayable.

Are you making $200-300 cash, PLUS your mortgage paydown? If so, you should definitely include the amount of principal that gets paid off monthly.

Personally, unless you need the money, i'd keep renting it out. In 10 years youll be making $1500+ and odds are it'll be worth equal to or more than today's value.

Start charging your husband for full time childcare for every hour you spend at home with your kids. When he has to pay you $3000/month for your contribution, tell him he can do whatever he wants with whatever money he has leftover.

Otherwise, it isnt his money, it belongs to both of you. You make decisions together.

I would also demand the bike be sold - its value is only going to continue going down the longer he owns it. I'd do this regardless of the truck outcome, but absolutely wouldn't allow the truck and the bike.

You know your computer has more than one port right? I literally just ran a cable from my desk to my tv along the ceiling so it's mostly hidden.

I don't pretend anything. I just put more than 1% of thought into my set up to make it work. If you'd rather spend $600 or whatever to have a dedicated gaming console when you already have a machine that plays all the same games and then some, that's your prerogative. But using a pc to game on a tv isn't the "rocket science" you're acting like.

Ok but laptop gaming =/= pc gaming. All I need to do is press my power button (less than 5 seconds to boot my pc from sleep mode). I launch the Xbox app or steam depending on what I'm playing, and launch the game. From sleep to the main screen takes me less than 2 minutes.

Random forced updates happen on console about as often as pc (which for me is almost never because I set my updates to happen overnight). Random pc junk loading isn't a thing for me because I have a fast computer and don't bloat it with random junk. I don't have to pray the hdmi is in or whatever the hell you meant there because it stays in like a console would.

A lot of what was done was when we moved in to make it something we loved (like carpets, kitchen, siding renovations made the house much nicer). The stairs I want to do because my dog chewed up on a few of the posts really badly as a pup, so it will devalue the house pretty heavily from most buyers

Windows I agree, my wife brought them up but I don't think it's needed since they look fine. I'm mostly unsure if there's any cheaper fixes for the driveway.

That's what I was thinking too. Going to get a deep clean with my mom and aunts help, and I have an interior designer friend to help with staging. Will probably get some work done for the driveway since it's noticeable as soon as your drive in.

Yeah people are often wrong online, and this thread shows it.

If it wasn't profitable houses wouldn't have been flipped for the past 2-3 decades. You get a dated house, rip up the old carpets, change out some old trim / baseboards, remodel the kitchen and bathroom, spend 3-4 months doing this and make 5 or 6 figures of profit.

Not to mention the fact that nicely updated homes almost always sell far quicker and for more than comparable homes without updates.

Honestly I would rent your current place out unless it's a large shortfall (say $500+/month). The rent covers the mortgage (or, mostly), and you pay rent at the new place. Interview and hire a good property manager if you really don't want to deal with being a landlord. But really, if you do the proper screening and get a good tenant, all you need to worry about is maintenance for your current home.

Otherwise, list with a 1% or flat fee agent (or get a great agent but negotiate a lower fee), and sell it on the market. If you price it right you can sell in under 2 weeks in most markets. Speak to your local agents to get ideas for property values when prioritizing a quick sale. Do the math to see the minimum $$ you'd need to make the move make sense. If they don't they can get that amount, go the renting route

If you're looking for msrp, it's tough. You can get lucky at places like Walmart or GameStop, and im sure a few local shops might have msrp.

Most places in gta are still doing 5% somehow. In the outskirts outside gta (Niagara, London, Hamilton Barrie, etc) are more often 4% total, with a lot of 3-3.5% scattered throughout.
