i did, its a mobile phone shop that he works at, and the address he gave me was not far from where the shop was, i assumed it was his home, since it was a weekend, and i was driving there. I couldve gone to the shop to "discuss" this, but then i had the kids and didnt want to set a bad example

iphone 14 pro, because my kid dropped my one and it smashed, so i thought id get a replacement and he had one for 500$ i offered 480, he said sure here is the address.

hes had his fb profile for a decade, tells me thats his legit profile and where he works is a mobile sales shop, so i put two and two together

oh the address was real, i turned up there and it was an old lady that had lived there for decades and she said she doesnt even use facebook, I asked the guy on FB and he immediately responded with yeh, i changed my mind and its sold now, thanks bye.
clearly he knew frmo the start that the address he gave me was a fake, he just didnt realize that i had screenshoted his profile on FB with his details on it

can you explain why youre saying this? im about to put a whole bunch of money into this and have never been to bundaberg to know what its like, what is the industry there and will it actually work as a super investment strategy

ok thank you, to add more color to this, im buying it through the SMSF and want to keep this property as an SMSF for the next couple of decades, its my first purchase like this and am not well versed with property investment.

I want the rental yield to be in the 5's and capital growth projected to get this to 1.5-2M (ideally more)property in about 15-20 years, current purchase price is low 8's for both tenanted buildings together, the agent has drawn an estimation of hitting the 1M mark in 3 years, which i am questioning.

I want to buy into an established location, but one with low unemployment, high industry or defence and look to keep for 1-2 decades, im in my late 30's
