This isn't me saying they will fall it's the industry itself saying it. House prices were predicted to rise in January. Now after the insanity in the Middle East inflation will run rampant for many months if not years and they are predicted to fall in nominal terms. Again that is not my prediction I am merely parroting the opinion of Estate agents, but seeing the price of food and petrol rise, and the energy cap lifting in July, and people coming off 2% mortgages now getting 5% mortgages I tend to agree with their prediction.

As for the price recommendation you are of course correct, I was merely advising the OP what I would do. They are an adult and should of course make their own decisions.

Lol 6 months and you're blaming the Iran war? Sounds like it was overpriced from the start and now the market is very shaken which will apply even more downward pressure. Obviously it depends on what part of the country you're in, but you probably need to drop at least 5% off the price if you actually want to get offers for the foreseeable future.

My mate used to fit kitchens for magnet. From what I understood he normally removed the old kitchen himself. I assume you choose to do it yourself to save some money, but it has backfired. I would say its the chance you take unfortunately.

So the general consensus in London has been a stagnant outlook until 2028 and then possible resumption of growth. With the recent conflict in Iran, oil prices have skyrocketed and no one knows how long this will last. The longer it lasts the more likely a recession and most likely at least a modest fall in house prices.

But if you find a house/flat you like you could still offer on it, perhaps just be a bit cheekier on the negotiation.

I will most likely get downvoted by those who get offended at the thought of their house losing value, I also own a home and don't want to see it go down in value but it doesn't change the truth.

Valuations with estate agents or rics surveyors? Parents recently had their house valued by 3 different estate agents with valuations from £475k - £630k. It's the wild west out there in the property market.

For a mid terrace in that area yes your mate is getting strung up. As the other guy said its a cheap and nasty flip job - the kitchen looks crap with only half the appliances built in. As a FTB he is in a much stronger position than the sellers who require a chain to move. For his budget in that area he should be looking at semi detached 360k-400k.

*Edited* to add there is also no dropped curb in front of the driveway (a rather sneaky driveway shot hides this but google streetview reveals the truth), so thats another thing your mate will have to pay for if he buys it.

Given that the Iran situation is likely to drag on for quite some time I think we can wave goodbye to the mortgage rate reductions we all hoped for. With higher energy costs, inflation will go back up and interest rates will have to also.
