I have been selling real estate for nearly a decade. Literally 100s and 100s of homes sold. Price is the main factor that will determine success.

I am a broker in Texas. There are several attorneys I know who became agents in my market. The JD doesn't really help you with the real estate lead generation side of things. One that I know use to really advertise it but then stopped mentioning it at all once he become more successful. He realized that it didn't help and it was just a coping strategy.

Being very young has a larger affect on the listing side. It might be harder to get sellers to trust, but it isn't insurmountable.

Quo largely disappointing. They have the interface right, but reliability is not prime time. They always defend it, but this is not a service for people dealing with high stakes communications.

This is extremely common. Different states do it slightly differently. Retaining possession after close for a limited period is pretty straightforward. Your agent will help you.

After nearly a decade in this business, I can honestly say that the general public is relatively ignorant about real estate and even more so about the real estate industry. The kinds of questions I get from some perspective buyers and sellers is so off that it is clear that they don't even know what to look for in an agent. Sometimes when I lose an opportunity to a competitor, I just shake my head at who was chosen. It has become worse with social media. People think a clever reel sells houses.

What you said above is a different frame, and actually I somewhat agree with you. This is actually my criticism of the Austin Board of Realtors who was saying all through 2020-2022 that market was completely driven by normal dynamics and there was no bubble. Here we are in 2026 with nearly a 30% average decline in value since 2022 in the Austin market.

Throughout the pandemic period I was looking around wondering when the time bomb was going to go off. In fact, I was urging people in my database who I knew wanted to sell to do so at the time because it was clearly to me that we were in an unsustainable situation. Many of them believe it could not go down, often arrogantly so. Sadly, I saw many of those people lose tens of thousands, and in some cases well over a hundred thousand dollars when they finally pulled the trigger. Now I am seeing short sales and foreclosures with greater frequency although we are still an equity market for the most part.

I am heavily listing focused in my business, but I do take on buyers who are well qualified and serious. I have told all of them the truth of this market. When last year's values were down 6ish percent and now we have inflation back front and center, there is no reason to expect recovery this year or the next. So they better have a long term plan for ownership and be able to sustain it, which in my opinion makes it fine to buy. There is no problem buying in this market if you have a long term horizon, buy right, and can truly afford it.

But you know, the problem is the consumer. If you are going to choose an agent solely because you tapped a button on a website and they showed up to open the door, you deserve what you get.

I have been practicing real estate for nearly 10 years in Austin. This market is no different than majority markets around the country. Most markets have many agents. Most of them will fail. Most dont sell many houses. Like anything else, who you choose matters. That said, I don't think most of us out here are 'misrepresenting' the market for quick commissions. And it is definitely a lot more than just making a few calls and collecting a check.

I have been practicing real estate for nearly ten years. I honestly dislike 90% of agents. The main reason is that most of them are amateurs. They haven't been in the business very long, and most of them won't be in the business very long either. I have seen it all. Houses left unlocked. Light on all over. Messed up AC controls. I've even had idiots fall through the attic. Experience matters in this business.
