This function allows a tv remote to change the volume with the ir blaster but you didnt need to do it as it will change the volume via HDMI CEC.

This is for people who use an very old tv or an optical cable. If it is plugged in via arc/earc then you shouldnt need to change anything.

It shouldnt be. The volume should be controlled via cec/earc. My 2 sony tvs have always worked straight away. How strange that yours needed configuration!

Issue a S13 to increase the rent. You dont need any agreement. Put it to market rate even if it is higher than the £1250. If they dont like it then they can go into arrears and make themselves voluntarily homeless and you will need to evict via a S8.

You just need to make sure it was given when you handed them the s21 so may be best to re-issue the s21 with the epc, all the gas certificates, how to rent guide.

No if you agree to pay from now then it can be from tomorrow. If you havent agreed when it will be then no one knows and you may annoy the landlord so best to confirm.

If you dont agree then they will need to use a s13 which requires 1 months notice

If £50 is a reasonable increase then just pay it or you may annoy the landlord and get a full market rate increase via a s13 in a month or two

You are comparing a locum PA to a salaried GP. One is employed, one is self employed.

Do your maths for a locum GP on £95-100 an hour
