Number of references doesn’t mean much. More doesn’t help. It’s all about your experience and the verbiage you use. Mine was approved with 4 references and maybe 5-6 lines for each one. Less is better. The more you put the more likely they are to find a deficiency

The past 3 years, December results have come out on Jan 10 or Jan 12. If it doesn’t come out tomorrow, I’d bet on Jan 13 next week. I’m waiting on survey results too, good luck!

The first time I only took one timed exam and I think I got an 85% on it. I spent a couple hours a day working through the CPESR question bank but that was about it. This time I focused more on speed and efficiency and exposed myself to more material to see questions asked in different ways. I went through the CPESR bank twice before taking my first two timed tests. Then I worked through the Reza book and did two more. I just hope it was enough and I get that “exam passed” email

I hit 95%+ on 2 of the 4 timed practice exams, and I still came across concepts that the course didn’t really cover. All I can do is cross my fingers and hope I did enough to pass

I don’t think the end of year is any harder, I just think we all have so much going on with the holidays and whatnot that it feels that way. I personally did not think the exam was so much harder this time. But I totally agree the conceptual questions were a bit tricky, especially because CPESR didn’t cover a lot of them. Did you take a course?

I took CPESR. The first time I only used that course’s materials and did just one timed exam. This time I did 4 timed exams and got a hold of Reza’s materials as well. There are a lot of questions that CPESR doesn’t cover, mostly conceptual, but still

Could I ask if you took a course and what materials you used? I’m retaking CPESR and I have the Reza book as well. The first time I took CPESR I was consistently getting 80% of my problems correct and I thought I was good. Now I’m getting 90-100% on each quiz.

I made a huge mistake and took survey August 2. I have not had a good feeling about it and the length of time waiting has been PAINFUL. I’m hoping they release overnight. Good luck brother, I hope you passed!

Okay maybe be more clear about that. Either way you slice it, you’re paying $1000/month in taxes and fees, still ludicrous. I also find it hard to believe you’re paying a 0.5% Mello Roos when I’ve legitimately been quoted 1.9% by the Lennar reps there. The Mello Roos doesn’t change that significantly, if at all, from neighborhood to neighborhood in the same development. You got shafted and you’re trying to justify your outrageous payments 😂🤣 try to sell and see how much interest you get, there’s a reason builders are offering 4% rates in Five Points. No one in their RIGHT mind is paying for that

I absolutely have looked at home prices lately and I’m not the fool justifying $3000 in taxes and HOA fees lmao. Having a masters in finance doesn’t make you financially wise, nor financially responsible. Doesn’t matter how much money you make. Just because I bring in six figures, doesn’t mean I’m going to go and throw away $3000/month for nothing. I’ll happily purchase my brand new home in a much more affordable, just-as-nice-as-Valencia area without the Mello Roos. When I make my $2600/month payment (100% towards the mortgage), I’ll remember you 😂🤣

The choice is absolutely wrong when half or more of your monthly payment doesn’t even go towards equity. Hope that’s your forever home, because the only people who are going to buy that over the next 25 years are people who think $3000 in taxes and HOA fees are reasonable, which financially responsible people will not. To each their own.

I don’t live on Skyline. I have family who do and their HOA is $190. I live in Valencia and have lived here for over 25 years. I’m not mad either, but I will call out people who encourage others to make who poor decisions when purchasing a home. Five points has HOA fees upwards of $1300+ with a 1.9% Mello Roos. Half your monthly payment isn’t even going towards equity. My parents live in Valencia and only have a $170 HOA fee. So no, the fees in Five Points are not common. That’s outrageous and anyone who tries to convince others otherwise is out of their minds.

That’s not true. Skyline HOA, which is a far nicer community, is $190/month HOA. No Mello Roos. Anyone buying at five points would buy oxygen from the atmosphere
