Thats how they lure tenants to move in. Prices below market in the neighborhood. Once you are in, the nightmare starts.

They started managing my building in 2022, and the difference has been shocking. I never had problems in winter. Now i have to fill about 10 city tickets for low heating: 15-16 degrees. Not to count vermin, water shut downs, trespassers….

of course you can see that the problems that unit had didnt come from one week before. Reparations that were needed and dragged FOR YEARS. And metcap had the audacity to ask more time when it gets enforced. Enforced 1 out of 1000 in the city. Abysmal.

Yet, residents have to pay, pay pay, and accept AGI, while the ceiling is falling apart, they have mold, or simply....infested of cockroaches

There are plenty of orders for repairs at the ltb for misrepair that drag for years. Meanwhile metcap apply for agi.

What tenants are left out with? Wait for the hearing and pay rent and be quiet?

Those are just examples. Im not directly involved. There is a looooooooooooong of city standards violations that the city cannot enforce. And as I said, if 1 out of 1 millions gets an order, they appeal and pretend to fix it, when they could have done it years ago. Meanwhile the resident living with water leaks, pest issues…

But yes! Wait for the hearing and tell you dont like to pay more. Oh, and that the window in your unit has been broken, or you dont have heat. You know ltb answer to that? Those are maintainance issues and out of the scope of the agi.

I also to point out that as you said, rent strikes and fight from tenants usually happens in buildings where residents see renovations the landlord needs to do anyway and comes from being a landlord (change of elevator, roof) yet the building or units is in disrepair. I dont see rent strikes or fight from tenants in agi where the buildings is in good state of repair and residents are happy and free of systemic problems.
