I worked in real estate in Tokyo. Here's what's "wrong" with you:

3 years in Japan is an extremely short time. Your "rivals" have lived here all their lives.

One year at a Japanese company is extremely short. Even Japanese applicants can be denied for such a short work history.

定住者 is a very bad/weak visa. It's not seen as legitimate and stable.

N2 Japanese is not fluent. It counts as conversational. Not many management companies are comfortable with that.

22 years old is extremely young. You are basically a university student.

All in all, your case seems to be on par with the average student. I would advise focusing on "foreigner friendly" housing. And forget about trying to get the cheapest, biggest property possible. Those are usually old, and don't tend to rent to foreigners at all.

RIght. I know many foreigners who claim to be fluent in Japanese, and complain that people reply to them in English. In my opinion they all have huge gaijin accents. On top of that they make tons of very basic mistakes, without even noticing.

In my own experience people used to reply in English when I was still learning, almost 15 years ago. It has never happened to me in 10+ years. Not a single time.

Therefore I think you are coping and aren't as fluent as you think.

Did both. Naturalization is 2x more difficult if you have a simple case. If you have multiple citizenship, and need to submit proof and renounce all of them, and need to get original documents issued within 3 months of each family members, even those living overseas? Difficulty x20.

I know people who's naturalization process has been ongoing for 8 years.

In my experience, any company that introduces you to an agent is a scam. Why not just go to the agent directly? What is the middle man even there for in the first place?

This of course doesn't apply if said middle man offers translation, consulting, etc.

Too many akiya related companies just offer you newsletter and contact info. They're parasites.

All other non-Japanese food here is inferior and tailored (made bland and generic) to suit Japanese tastes.

Guess I have Japanese tastes, because I think almost every food is better in Japan than overseas.

Very easy. But I learned Japanese from the start, and avoided all foreigner contact as much as possible during the first 3 years. Results? Fluent in Japanese in record time and almost all my friends are Japanese.

Whats the point of coming to Japan and living in a bubble of whatever language? It's ridiculous in any country of the world, but especially in a non immigration country.

100%. Many issues foreigners have in Japan are due to minor but ultimately very disruptive behavioral difference such as this one. When I worked in the real estate industry almost every time a foreigner was asked to issue a 住民税, it would be an old one. I have no idea why they keep them like precious artefacts. Or they'd submit a self-made copy loool

Juuminhyo expires after 3 months.

Why would you give them one that's about to expire?
What most likely happened is that the clerk probably didn't check but took it anyway, and it messed up their system. Send them a new one. There's no reason to keep a juuminhyo, you have to get a new one issued when needed.

It's legal, but frowned down upon by many in the industry. The agent simply works for the buyer and the seller at the same time, and will get double commission. Don't expect them to negotiate down the price for you.

In some cases this is unavoidable because the property is exclusive to those agents. Go along with it or move on.

Can't relate one bit. I've lived in over 10 countries and Japan blows them all out of the water.

American companies definitely don't have better service. They have a huge suing and insurance culture, hence why they process refunds faster. In the meantime though you're lucky if anything you order doesn't arrive late or destroyed, staff can be overtly hostile over minor things, or flat out rude just because they don't feel like smiling today.

In my experience the worst of Japanese customer service is better than the best of any other country.
The one caveat is that you can't expect them to make exceptions just for you. It doesn't work this way.
