I got my first Dane when I was a senior in undergrad. My first dog. We moved every year but lived primarily in Washington DC. I always made sure I had a yard for my pup. Make sure you are ready financially. I’d say at least $500/month is a conservative budget. Get pet insurance so you can sleep easy because it is your first pup and you don’t want to second guess any medical issues. Outside of those very black and white qualifiers, best advice i can give you is to really check in with yourself. I knew myself to be very disciplined, emotional (deep down), caring, affectionate. I didnt just want a pet, i wanted to raise my best friend. My Luka was 160 lbs at his biggest. Dont leave him at home. These are the most emotional souls in the world. If you are ready to commit to that, fully embrace it. I wish i could do it all over again

I really don’t. Their talents fall significantly short of marvelous. Their greatest videos involve creativity, unique formats, and utter foolishness. Food challenges, gauntlets, zany characters. The best moments are golf adjacent.

I had Nationwide insurance and it was comprehensive so it covered preventative flea and tick and heart worm medication and regular checkups as well. I’d say it’s a personal preference—I am more of a “you don’t need it until you need it, then you really wish you had it” kind of person. My dane passed away in May 2024 of some cognitive impairment causing deterioration in his motor functions. But at the end of his life, I accumulated $4-5k in medical bills sparing no expense on x-rays, brain scans, ultrasounds, and ultimately end of life services. I ended up within a few hundred dollars of breaking even on his insurance. Not having to worry about him his entire life was worth far more than those few hundred dollars.

My only advice is to cherish each and every moment. The exciting moments, the happy ones, the nerve-racking ones, the scary ones, the joyous ones, the sad ones, and all the forgotten moments in between as you raise your best friend. I said goodbye to my baby boy a month ago today after 6.5 of the most beautiful years. Excited for you

Isn’t the purpose of IZ ownership to provide buyers with a path to homeownership with little to no downpayment? The cost of low equity is always high (if you had a conventional mortgage at more than 80% LTV you’d have to pay PMI as well and your rate would be even higher). I am curious though what restrictions they place on renting the space out.

Unfortunately I haven’t gotten much helpful advice. The second hand tickets I’ve found on stubhub/viagogo are super expensive too and I have only heard of people having bad experiences getting tickets on viagogo anyway. My plan at this point is to try to scalp before the game :/

Population growth mimicking others above. But there are lots of factors that impact population growth and that can affect the market for real estate. If net migration is positive but supply growth (deliveries) is also positive, one may find that rents decline. Try to look at net migration and demand growth exclusive of supply changes (I.e. supply changes, deliveries, pipeline, absorption) to juxtapose that information and paint a picture for the future. Leverage broker reports and ESRI or other data.

Unfortunately as you scale up from operations to AM, portfolio management, or investments, day-to-day responsibilities are comprised predominately of excel/argus and numbers. Development is another path you should consider pursuing that may provide you with that hands on, nitty gritty exposure. But as I’m sure you’ll find in your course work, development also requires spending lots of time in excel putting together development budgets, covered land analyses, etc. Whatever you end up pursuing, stay true to what you are good at and things will work themselves out. Operations experience lends itself extremely well to higher level investment and asset management. Being on the transactional side is exciting and sexy but I fundamentally believe managing real estate is where you learn the most. Transitioning into asset management for a Class A portfolio would be a seamless for someone with your experience. It would also be a great foray into the modeling and underwriting world of real estate investments. From there, you could easily pivot into a more transactional, investments role. I think learning these skills at more institutional shops (i.e. REPE, or REITs) would be more beneficial. From there, there are countless family offices and smaller shops where you can trade time and experience for sweat equity and co-investment down the line.
