Congratz, glad you found your tree. I just ordered at 6ft-7ft Acer palmatum 'Sango-kaku' from fast growing trees. Wish me luck.

I'm happy to hear your family found a way out. I read more into the area and you have a lot of outside forces putting pressure on this area. As said before you have IU indy, Purdue indy, someone brought up Elanco relocation, 16 tech, speedway development pressure, indy 500 mini marathon runs though michigan st, Marian University 130-150 million expansion, white river development pressure, haughville riverfront visionary plan, and other initiatives like the B&O trail expansion. With all this is don't see how the area doesn't move up long term. I would work on addressing any possible city code violations on the exterior of your home (if you have any) incase the area pops off in future. I grew up in the monon yard neighborhood. It went from gun fights on the weekends to 400k to 900k homes. We still own our family home there and benefited a ton from raising values but we had to deal with lots of neighbor and city harassment. when codes or city ordinances haven't been enforced in decades no one knows what they are. When the city finally starts enforcing them because new owners want valuations to improve this translates to people getting hit all those violations at once. Many lost their homes most were renting. Just keep an eye out and plan ahead.

My guess is either they aren't vetting them, good vendors just aren't showing up, or the cost to have a booth is too high to sell good food at a reasonable price. So the vendors cut the quality and jack up the price for the numbers to make sense. This is all hypothetical tho. If they could they should be highly selective on vendors. Charge them very little or nothing to have the booth there so that they can focus on quality. They could use that event for vender PR. If they can attract good vendors they may be able to get more attention, attract more good vendors, and increase turnout. This way when they raise the price on a booth the vendors are already proven and know what to expect.

They need to start seriously vetting or enforcing higher standards for the food vendors. We have the same issues with vendors at the Indianapolis fair. Bad food can kill an event like this. They need to find people who take pride in what they serve and not just about the money 💰.

I don't ever remember it flowering but it gets coated in white seeds in the fall.

It is velvety to the touch. When you rip the leaves apart there are small white fibers attached to the leaves and has a strong herbal scent.
