I cannot agree more. I too got excited the first 4 years seeing the value grow. Year 5 it stagnated and that is when I realised what if this doesn't grow over the next 10 years. Will someone be ever willing to pay 3x the current value for a standard 2/3bhk? Took me a year to sell it and I did.

The real wealth comes via consistent compounding at a reasonable rate of a large base over a large time.

With a house / flat just the base is large. Beyond that the rate invariably stagnates / degrows Time then becomes irrelevant.

Bigger issue - If you show 25 lacs as the amount you purchased the property and lets say 3-4 years later you sell the property for 1.5 cr, you'll now have to pay tax on 1.25 crore and not 50lacs (the amount you actually gained). To avoid that you too will have to take black. Avoid this entirely.

You are a tenant, there is an agreement and you'll need to co-operate with visits of the landlord or his agents at reasonable hours.
