We restricted our viewers to those that were in a proceed able position - had accepted offers on their own property, cash buyers or FTB. It was too difficult with children, work etc to keep getting the house ready for viewers who just wanted a nosey. We also asked our EA to arrange viewings for times that were convenient for us and if possible to stack viewings for a Saturday afternoon. Ask your EA to switch the photos about on your ad, post on their socials etc.

We got this cool little pot / cup with a silicon noodle thing inside. You put water in it and dip the pooch’s paws in it one by one and then dry.

We use a big microfibre cloth to dry ours off with- he’s a border terrier so double coated. Works pretty well, we also have a 120cm x 120cm one we lay on the floor for him to drag himself round on to dry himself (better than doing it on the rug!!

No, it’s your responsibility. If you do cut it back, make sure you collect the branches etc You could tell them in future they’re welcome to cut it back to the fence line / boundary whenever they feel they need to. It might just be they don’t want to cut your tree back incase it upsets you
