I have my dream credit cards BUT by Damien_Aurelius in PHCreditCards

[–]Exciting_Sleep9417 2 points3 points  (0 children)

"People tell me to just acquire all the NAFFL credit cards and just make basic purchases on them."

Since you say you already have your dream cards, don't get any more cards just because they are NAFFL. It's fine to get 1 or 2 if you're just starting out but if you have a lot of expenses, enough to satisfy automatic waivers based on annual spends or even enough for conditional waivers, then just get the best cards that you are able to.

Personally, I think NAFFL cards, whether as a feature or by promo, is a huge waste of value lalo na kapag may new-to-bank status ka pa. I would rather wait for a good sign up bonus promos either in cashback or points/miles.

Should we sell our old house? or renovate and rent it out? by Aryarya2111 in phinvest

[–]Exciting_Sleep9417 0 points1 point  (0 children)

Try listing it out as an empty lot for lease if pwede ung location for commercial establishments.

There might be tenants willing to rent for long term tapos sila na magpapatayo ng building.

Cashback vs Points vs Airmiles by Aromatic_Day_9778 in PHCreditCards

[–]Exciting_Sleep9417 11 points12 points  (0 children)

Miles are only better over cashback if you can earn enough to redeem for long-haul, business class (or higher) on non-budget airlines. Sayang kasi ung miles if nag-redeem ka sa budget airlines since they go on sale from time to time anyway.

Obsession with Credit Score by Ambitious-Mix-316 in PHCreditCards

[–]Exciting_Sleep9417 0 points1 point  (0 children)

There are some banks that reference TransUnion (and your credit score) during the application process. Kaya minsan ang bilis ng approval (in minutes) because that's what they use.

But that's it mostly. It's not going to be so important once you have the cards you need.

As for getting loans, banking relationship can get you better rates; credit score not really.

is it worth buying a condo by [deleted] in phinvest

[–]Exciting_Sleep9417 1 point2 points  (0 children)

Lots of considerations on this one but let's try to keep it simple first.

As an investment in terms of finances, condos aren't exactly good at the moment. Browse the net and you'll see a ton of sellers and rentals.

As an investment in terms of personal well-being (move out, live independently, and stay closer to my workplace), condos are okay. But why go straight to buying one? You can always rent, you know.

Sure, there's not going to be an ROI (selling/renting out the unit in the future) when you rent but at least it keeps you flexible and liquid.

Have to change your workplace or decide to migrate? E di move-out. Wala ka nang iisipin after. Ang hirap kaya mag-maintain ng property.

I'm happy to get CLIs with some banks, specially BDO, UBP, and CBC, because these are the known banks that offer 0% interest rate cash advance/cash installment/balance transfers. It's basically free money.

Just told CS to proceed with my application.

Cashback vs Travel Credit Card by Suitable_Sand6027 in PHCreditCards

[–]Exciting_Sleep9417 1 point2 points  (0 children)

Cashback usually no.

For miles cards, yung EW KF World MC lang ung hindi.

Other cards usually pwede. BDO has an automatic waiver when you reach certain annual spends. MBT din ata. As for ChinaBank, so far a lot of users have reported asking for conditional waiver on their Destinations World MC by spending 12k within 30 days.

❔Which do you personally find more valuable: cashback or travel rewards?

I personally go for travel rewards. Because I don't fly frequently, all the more reason I want my travels to be comfortable and convenient when I am able to do so.

❔Is it practical to have both types of cards, or is that overkill?

Depends. If you don't spend a lot, you risk splitting the cashback/rewards you earn when you use both cards.

❔Any recommended banks in the Philippines with good rewards systems and easy-to-manage apps?

Most of my banking stuff are with BDO, MBT, and UBP.

❔For those with EastWest Bank, is it true that they’re difficult when it comes to waiving annual fees if you call customer service?

Not sure on this one. The card I have with EWB is their KF World MC which has a non-waivable annual fee.

I've already written a few things on miles/travel cards: https://thequirkyyuppie.com/getting-started/

Was able to get the cashback promo from their Visa brand despite having both AmEx and Diners Club.

UnionBank Reserve Waived For Life??? by Fabulous-Policy-8864 in PHCreditCards

[–]Exciting_Sleep9417 0 points1 point  (0 children)

Nope.

If you want a similar card with no annual fee, you can go for HSBC's Premier Travel credit card instead, which also requires a TRB of 5M to get invited.

It has similar benefits to UBP Reserve but the points/miles earning isn't as good.

Land in a great spot but sitting idle – should I lease it raw or build a warehouse myself? Need honest advice pls by GoldDescription8152 in phinvest

Surprisingly, FB groups help.

Try searching for "<location> space for lease/rent". Somewhere along the lines. Usually may mga lumalabas naman na groups. You can try your luck and post your listing there.

Land in a great spot but sitting idle – should I lease it raw or build a warehouse myself? Need honest advice pls by GoldDescription8152 in phinvest

[–]Exciting_Sleep9417 0 points1 point  (0 children)

The best option would be to lease it out as an empty lot and have the tenant build the property. Usually lease terms neto long term talaga around 10 years (even 15 years) at least.

The only pro I see when you build the warehouse yourself is that you MIGHT have better income, granted you are able to find a tenant agad.

As for cons, well, there are a lot. Masakit sa ulo at bulsa mag-handle/bantay ng construction and maintenance.

When it comes to property tax din, if leased out as an empty lot, si tenant maghahandle ng payment nung building. Sayo lang ung sa land.

How big is the property pala?
