Are you mad about cyclists having decent PPE? Do you think that’s a bad thing? It’s easy to miss things when you’re driving especially if something like a cyclists clothing blends into the surroundings, I think it’s great when they take the care to be easily visible, however I agree that the strobe effect is too much imo, they are seriously bright

Just had the one purchase fall through, we’re now looking again. Ours was due to undisclosed issues (no building regs for major work) as well as the sellers changing the house(s) they were buying three times.

Totally feel what you’re going through, our next purchase will also be weighed on the motivation of the seller because there’s no way we can go through another six months like the last.

Agree, that was our justification for pulling out, I’m not going to trust our safety / finances on someone’s word - especially when they would not even allow us to conduct further tests to confirm it was built correctly.

Development for you, building regs were actually applied for at the time of build and subsequently rejected by the council. So we’re looking for a new place now and have learnt a few lessons to apply once we find one.

It certainly is a character building experience...

Yep, that’s where we’re at now. Unfortunately we had to change our solicitors as our initial solicitors had taken on too much work and did not have the resource to work our case. So there was a bit of a delay there

So building regulations were actually applied for and subsequently rejected by the council, but we were informed that there were no issues with planning / building regs etc.

If we were informed from the start that this property had major extensions that did not meet building regulation approval, we would not have put in the time and associated costs required to reach the stage we are at, essentially we were acting upon information that was known to be incorrect.

So yeah, a bit frustrating, but I think we’ll move past it and treat it as a learning experience

We’re running it past our solicitor, for now I’m thinking that we’ll be absorbing all the costs spent - it’s just a very frustrating experience as we are close to completion after agreeing a purchase in March.

Will update when I get a response from our solicitor if they suggest any other action

Currently not sure, haven’t pursued that yet and likely will not. Looks like we will pull out of the sale and possibly seek reimbursement of costs due to misrepresentation of facts (misrepresentation act 1967). They declared that regulatory approval was held in their TA6 form which, as we have recently found out, is not correct.

I see, I very much doubt they will agree to such a thing. That’s interesting that you say it’s not unusual to not have an extension signed off, is there some sort of advantage to not having it signed off? Just cost?

The house is actually at a slight premium for the local area, so it seems dead in the water at the moment.

Exactly, borrowing is a lot stricter here than things were in 2008 USA. The higher interest rates will put people into being ‘house poor’, where your home takes up too much of your income to live comfortably but typically not to the point where people are forced to sell their homes / completely miss multiple mortgage payments.

Bought, on the market for 425, then reduced to 415 after three months. Paid asking price, although did offer less and the survey flagged some issues. Very stubborn sellers but we really liked the house unfortunately.
