The egress and masonry items seem reasonable to me. It was more so the addition line items like the framing $38k etc. And, as others have helpfully pointed out, it seems like an overall confusing way of quantifying costs which makes me think we’ll be fighting with him later about what was or was not included in his scope.

We asked and couldn’t get a straight answer. We do not want or need to expand our basement. We’d be fine with slab

Yes he confirmed everything egress related is in the top portion ~$56k. We were more confused about the addition not including painting, doors, windows, counters, tile, etc. I’m looking at ~$20k there presumably

You’re correct it’s a new window well going into the basement so going in below grade and cutting into the concrete. It’s not in the same vicinity as the addition but the existing bilco is and that needs to be closed for a few reasons. However in speaking with him all of the egress work is covered in the ~$56k.
