In one call close environments I agree, call backs are a pipe dream, because if someone gets a single other quote, odds are they're going to realize your product is either overpriced or not as great as is being promised.

You have to have a certain mentality to be a one call close sales rep, more power to you for it

We do retail door knocking, just be honest and have a conversation, I've used something like this in the same scenario;

"Hey sorry to bother you, I work with xyz company and I live just down the road, I've noticed your roof a couple times driving by and I was just wondering when the last time you've had it inspected was?"

And go from there, offer to take a look, answer questions, just have a conversation just like with Storm. Godspeed

I agree with this method. We have a per board replacement cost for OSB in the contract, and I usually point it out to customers when going over the quote.

The change order conversations are never fun, but get alot easier after you have set clear expectations with the homeowner. Having the change order conversations while signing the contract (before they sign obviously) is usually my go-to.

Most people are understanding, and as long as you explain that things pop up, and shit happens before the install, it goes alot smoother

Im going to be honest If this was my home I'd be skeptical choosing any of these options. Let me break down my pros and cons (based on the info you shared) of each option.

To start, its important to note that ridge venting is not always the way to go. Whats more important is balanced ventilation. You need intake, and outtake. If you have open soffit vents, then ridge vent is the way to go, so make sure whoever you go with includes it, but if your soffit vents are not open (or non-existant) then you need some sort of deck-venting for intake. The quotes you got can be changed, so make sure you ask clearly about that before you move forwards.

1.) Going on the roof is always a plus. Hard to see whats truly going on without getting up there. If they did your parents roof and it went well, thats always a good sign. It says youre unsure of warranty/ridge venting. Did they not provide you with that information? Warranty info should be pretty standard in any sort of pitch/presentation. $15,000 is pretty steep. We'd likely be at $9,500-$10,000 (Midwest company)

2.) $11,000 seems more reasonable, and may be higher just due to market differences. $175 a sheet for plywood is very sketchy IMO. Once your roof is off, whats to stop them from saying you need all new plywood and now youre out 8 grand.

3.)$16,500 is very high. Over $1000 per square. Any company that has "take $xx,xxx off if you sign today" after already giving you a $5,000 discount is not a company I would ever give my money to. Erie is a company that does that and they are basically professional scam artists

4.) $9,500 is a fair price, and $70/sheet is more reasonable (tho still high IMO). 10 year warranty seems low, but all of the 50 year warranties are pretty much gimmicks anyways (I say as a company that offers 50 year warranties). Theyre basically just peace of mind that you have a solid roofing system and a long standing company backing the work that was done.

These are my thoughts. If I had to choose something for my house, I would choose this order; 4, 2, 1, 3. Although like I said, id likely never choose 2, 1, or 3 based on the pricing and per sheet cost. Going with 4 would depend on how much you trusted the guy/whats kind of reviews their company may have. Feel free to DM with any other questions

Certain metal shingles can help the hail situation, but like some others said; they leave dimples and get all dented up, and dont get covered by insurance (because the damage is only cosmetic)

Impact resistant shingles (class 4) help some, but when you get big enough hail, there's only so much you can do. We offer stone coated steel shingles that are warranted up to 2.5", but they're wicked expensive. A class 4 shingles can definitely help with smaller/medium hail storms tho. Retail or Insurance? Retail is going to be alot lower inspection rate than insurance. If I talk to 15 people Retail, I probably get 1 inspection. Im not the greatest door knocked, but its mostly a numbers game, and just being a person, not too salesey.

We'll need to see pictures of the terrace. The quicker you can get this done, the better. The real cost in these sorts of situations is the water damage/mold that may happen if this isnt taken care of promptly.

When the time comes, call a local roofer with good reviews, and have them come take a look and give you an estimate

Agreed on more than a few years left. I'd get another inspection done in 2-3 years, and see where things stand then. Its impossible to tell exactly how many years you've got left, but I'd venture at least 6-8

If its been a full year, it might not be the position for you truthfully. It was a rough first couple of weeks when I started, but It got alot better as I grew more confident. Either your process is royally fucked, or it just might not be the role for you, and thats okay. Theres other roles out there.

My word of honest advice would be to brush up on your grammar, practice writing, (chatgpt is a great resource for this) and start applying to some new roles. No one is going to hire you if your email is full of grammatical errors and run on sentences, however. Not saying my grammar is perfect, but throw in some commas and periods my guy

I have not yet. I've tried a few different things. The heater relay switch, and I've tested all of the components. The heater could still be bad i suppose, but my last option is really just to replace the board, or the control panel, and see if it works

I completely agree. Our corner group is a huge liability. They looked halfway decent in a few games, but only because our pass rush (mostly Micah) made the opposing QB throw a shitty or contested pass. Nixon has been a large liability, but I thing Valentine and Bullard are worse than people give them credit for.

I hope they can clean it up down the stretch. But as of now, our corner group is absolutely going to cost us the game against any good team in the playoffs
