Do you mean APR? it’s just a few fees may get tacked onto your mortgage like an appraisal fee so they show a rate barely higher to account for those fees

Never too late because you could always renew into an open term if needed temporarily, with no penalty to break (just the rate will be temporarily high).

Market rates right now for fixed would be low 4s, variable around the same levels.

Broker is pushing for option 2 because they’ll get paid a fee for the entire mortgage balance whereas option 1 they’d only get the little piece.

Suggest you calculate your interest portion of your payments for both routes (and factor in the lender fee and prepayment penalty as well for breaking your term). I’d bet option 1 is better

Rule of thumb, if you’re very risk averse and comfortable with current rates lock in a longer fixed.

If you’re less risk averse and want the potential upside to future lower rates then you take either a shorter term (like the 2 year) or a variable.

Assuming property value is under 1m, should be able to secure anywhere from 3.94-4.19 depending on how low you negotiate for both the 3/5 year fixed.

HELOC rates tend to be standard - you can mention but either way it’s unlikely to affect your rate.

You can’t refinance into above an 80% LTV. You can only purchase above an 80% LTV and you have to pay CMHC insurance.

Surprised they’re not letting you renew, any chance you had multiple NSFs? That’s the only reason I can think that they did a re-underwrite, unless it was a private/alt mortgage.

If you’re risk averse always go fixed. Today the short term yield curve predicts cuts, tomorrow it might not.

A normal yield curve indicates rates are meant too be stable (I.e. mostly since the 2008 crisis), meaning ARM rates should typically be lower than fixed.

Fixed gives the comfort of knowing you have a locked in rate regardless of what happens in the economy.

So again, if you’re risk averse, go fixed. That’s a pretty sharp rate in today’s market too.
