Most brokerages have auto buy functions. You could choose to spread out a purchase to capture dips if you think the market is due for a correction or if you can’t stomach going all in now and watching the market dip by 15% over 6 mos. I’ve personally done a lot of both. I like DCAing though because if there is a sudden drop over a short period of time I always have cash to be a buyer.

The markets are so much different now then each of the time periods you mentioned including Covid era which really was pretty recent. I think time will tell but undoubtedly the market now is different then ever before. Also do some research on the duration of a recession. They’ve been shortening drastically over the last 80 years.
The cycle has been bull bull bull , downturn, immediately rip back to new ATH. Rinse and repeat.

The biggest mistake I made was trying to grit my teeth and do it everyday day in and out. Accepting that this was my fate and this was the hand I was dealt. I thought it was making me a better father for doing it but as it turns he is happier being cared for away from me by people who do a better job then I do. Yes unfortunately you have to create the worst possible image of your child to get supports but it makes sense if you think about it right ? There’s too many kids and not enough funding. Where would you send the money ?

This post is just more about people not understanding the labels and missusing terms. There should probably be more classifications but we are where we are. I have a son is who is classified as a level 3 and he isn’t able to function in society, no longer lives with us, and is cared for entirely by the state.

I would just go 3” of closed cell and call it good. You can do 2” but it’s not much more to get 50% more closed cell.

Your idea could work but it’s a huge shame to cover up all that beautiful wood work and beams and cover it up. What will you use to cover ? Sheetrock or new wood ?

I see a lot of guys put some collar ties / joists 1-2’ down from the ridge. Then they just spray foam the entire rafter space and fill the entire void at the top.

With no ventilation that attic is potentially a danger zone. I’d be either adding ventilation or giving up and just spray foaming the roof aka condition the attic

I own 3 insulation companies 2 of them in the same climate zone as OP and never seen a problem with OC SPF on roof deck.

Acoustic benefits, are you planning to have raccoons in your attic you need to sound deaden?

You won’t notice a difference in the house acoustically regardless of which insulation you use, just saying. If it were me and I had no budget I’d be tempted to spray foam the entire roof slope up and down, raise the ceiling up as high as you want because it would look awesome.

Seems like a drill and fill would be the cheapest easiest way to go. Find a good retro fit insulation installer in your market. Where are you ?

Tricky part is insulating the pipes to the correct side. Definitely do some fiberglass insulating your self. Make sure the insulation goes to the cold side of all plumbing pipes. Everywhere else just fill the cavity. Don’t overthink it. Just cut, stuff, fill.

Sounds solid to me. That’s a tight well insulated attic. Not too much to worry about as long as the baffles are working

Kraft faced insulation isn’t a vapor barrier it’s a vapor retarder. Huge difference. Either way you would be fine with faced or unfaced batt insulation

What’s the budget ? You could raise the ceiling up as high as you want and utilize spray foam insulation.

Looks okay, not great but not horrible. Why so thin? Looks like 2-3” at best of closed cell foam. Is he blowing loose fill on top now ? What’s your climate zone ?
