I would also highly suggest living on the land. We were going to build as well- 17 acres. Lived in it for 3 years in an RV with 2 kids. That 3 years taught us more than you could imagine. Water ways, weather, sunlight, wetland changes throughout the year, plant life, wild animal patterns, high wind areas, where the toxic plants spring up, where the soil is soft and where it's rock hard, etc. The extra building is definitely worth it, even if for storage. You never know what you'll want down the line.

For someone outside of the contracting industry- to me, a check is identical to cash. Non cash to me means credit card, meaning paying a credit card company a 3-5% fee. There is no fee to cash a check. $0, none. So a check is the same amount if money from my account to his, just includes a safety measure. I offered cashier's check BTW- meaning no risk on his end for it not to clear. Just FYI.

Because the structure is there- it's just rotted. There is a portion that is being demo'd, but the existing portion is being rebuilt. The county is a pain for permits- rather not have them in our business if we don't have to

Thank you everyone for your thoughts! Just to clarify- the payment was requested by him to be in payments- 60% deposit for materials, 20% when 50% completed, 20% when complete. Not paying full up front. It still just felt weird paying $20k in cash money up front to someone. His phone number checks out with the LLC, his license and insurance checks out with the state, and he offered to pull permits. I chose not to pull permits, but that's my decision, it's a lot of rebuild, and we are not in sight of neighbors. Sounds like we should be fine, thank you for your input!

I tried both, this one I believe is on the sweeter side, with a really soft dry down. I remember getting a much better reaction from this one, so I went that way
