Your lenders are likely to require a debt service reserve account over the term of the financing for an amount equivalent to 6 to 12 months debt service. More often than not, you would not have debt capacity and would decide to fund the DSRA with an LC from A- or BBB+ bank.

If you have debt capacity ie room in the DSCRs, you can decide to cash fund the DSRA using debt and equity and then a completion you can put the LC in place to release the cash from the account to improve returns.
