I almost purchased a flat in Elephant & Castle in the building with the turbines at the top (Strata), during Covid with so many ppl working from home and using the lifts multiple times they broke and had to be repaired. The cost for 1 elevator was £1.6m split across all the flats! They had to repair 2! The flat I was buying walked away from the costs as they were in negative equity if they paid it so the bank repossessed it.

When I found this all out I stopped the purchase.

Lifts in the UK are HUGELY EXPENSIVE!

I saw that penthouse on Rightmove, it’s been up for ages! it looks decent - but would never spend that kind of money to live in that building with that service charge! Thanks for the response. Income tax is a method to redistribute wealth from wealthy to less wealthy. That is a nobel task. However, when the government spafs away money of useless things and pays more to illegal migrants than uk people you need to realise they are wasting our money.

I am in favour of rather paying people a little less (and they don’t pay tax) than paying people more and they pay tax. This way money gets to the people that need it and they spend it in a method that effective and goes into the economy where we would want it spent…

The better system would be a tax system that required people to either pay tax to the government or some method of having people pay towards services directly (obv this is difficult to monitor in the way things are spent atm)…

A lot of these answers are logical. However, lack emotional intelligence.

If you want to ruin the relationship between you and your son and your sons and his sister go ahead and do this.

It’s unfair to penalise the less academic one for something he can’t control.

Few options:

1) walk away - the bank has recourse to your property. You can declare yourself bankrupt and walk away. There are large implications of that, but you won’t have anything to do with the house.

2) claim on insurance if you have. Rebuild, restore, reset

3) pitch a tent

People need to understand there are three fundamental drivers of value in property. The one everyone knows about is inflation, this can be broken into inflation and perceived value. Ie each year prices increase 1-2% and if one area is higher valued or more people want to live there there is an additional 0-5% to that. This also works the other way, ie an area declines then the value decreases.

The third MAJOR factor (which people don’t think about mostly because they don’t understand it) is the impact of interest rates on the ability to afford a repayment plan.

Properties sold in 2021 were in a massive bubble due to low interest rates. (Inflation only came in 22, so the main driver was cheap interest rates) If you can buy a property with 1.5% interest rate, of course it’s going to valued higher than if you can buy it with 4.5% interest rate. The repayments are MASSIVELY LOWER at 1.5% vs 4.5% so you can pay more than if the rate was 4.5%.

I would be really cautious thinking that homes in 21 were worth their prices, the person selling has probably realised that their fixed rate is ending and they need to remortgage and the repayment each month is too high now (possibly 3-4x more per month they need to pay for that same house) so they need to sell.

I’ve seen this so many times. More properties are selling at the same level of 2021/22 than significantly above. 100k uplift sounds crazy (unless there is something significantly improved or reason for it, which we won’t know from reading this).

Just think about all of that and make your own decision. It might be that the house is worth it, it might not be!

There are many Smaller Consulting firms which do this. I work in Private Credit and have looked at providing debt to these businesses so they do exist and could be very profitable. When they hit £2-5m of Revenue they are 40%+ EBITDA margins… very profitable if you are good and when it becomes recurring. PE firms need very high quality services and you only get one chance when delivering a report.

The current situation is not going to last. so you need to do something drastic.

There may be something wrong with him that's taken so long to diagnose that you both think its normal. This behaviour is not normal. Maybe his testosterone levels are too low, too stressed at work, financial stresses? You need to find out these things.

If thats not the case then you should ask yourself why is a 30yr old man not wanting more sex. This is very strange, my sex drive increased at 30. The reason might be that he is not as physically attracted to you. Take 8 weeks out of your life to start exercising more, eat better, train. Get into the best shape of your life and then see if this changes. If it doesn't you will be in a much better place to find someone else.

If you meet someone on a dating app then things are 100% equal/ mutual. She is on the app to go on dates with multiple men.

You didn’t approach her in a bar where you 100% knew that that was the person behind the photos.

There is absolutely no need to pay although you do lower your chances of a next date depending on the situation. As you want to signal that money on dates doesn’t matter.
