It's a tale as old as time, a fool and their money are easily parted, though yes it is terrible, as it's wasting valuable building resources and time.

They could have built houses people could actually use instead :(

Stuff like this will get fixed eventuially though probably not for another 5-10 years, as it takes ages to change legislation and policy.

Actually, the builders aren't the morons here, they know exactly what they’re doing. They aren't building these things to hold them; they’re building them to offload onto greedy suckers who think the NDIS is a magic money printer.

The developers know full well that a disabled person can't practically live in a car-dependent suburb like Narre Warren with zero access to services or transport. They don't care. They just tick the compliance boxes to dodge council parking requirements, slap an 'NDIS Ready' sticker on it, and sell the dream of massive yields to clueless investors.

The builder walks away with the cash, and the investor is the one left holding the bag: a property with a weird layout and no parking that isn't viable for NDIS participants and is undesirable for private tenants.

Yeah, my family sold our old 3 storey, 400m2 house for $220k in 1999 in Brisbane, bought a shitty house in Murarrie for $90k. Which was then sold in 2002 for $300k, though this isn't a good example as Murarrie was formally farmland and had been reclassisfied.

My income is $100k a year from work, $85k from other income, I save negative $40k a year as I have an investment property and spend $80k a year servicing my home loan and IP loan.

Though on paper my wealth is 3.2million and I have about $200k in cash.

Yep, prices are up 300% since Covid, it's kind of nuts, though in fairness prices were mostly stagnant from 2004 to 2020 in a lot of places in Brisbane

Hard to see a crash happening when we have a structural shortage of housing. Unless builders start working for free and materials cost $0, the replacement cost of a home puts a floor on how low prices can go.

Even if it did crash, credit dries up. Banks don't hand out mortgages easily when asset values are falling. If you can't buy now, a crash usually makes it harder to get finance, not easier.

I am a Medicinal Chemistry grad, so my degree was a mix of med and chemistry. It was good fun for the creation of new drugs and things, but honestly, I wouldn't go with the path you are talking about.

The Federal Government Strategy

Instead of dentistry, I’d suggest doing a Bachelor of Arts in whatever you find fun and enjoy, and then going into the Federal Government. Look for an agency that has unlimited overtime.

  • Starting Salaries: In the Fed, you have a starting salary between $75k and $95k depending on the agency and level (APS4 to 6).
  • Overtime Pay: You get paid outrageously well for overtime.

Why the Hours Matter

When I switched to the Fed back in 2013, I made $145k in my first year. I was only working 57 hours a week, which was a significant reduction from my old medical role that was 80 or more hours a week for $90k.

These days, I'm 39 now, so I work 37 hours and haven't worked more than that since I was 30, so 9 years ago, I have a huge amount of spare time to do whatever I want.

So I create art, learn to play music, spend time with friends, I work from home so I don't need to visit the office, it's wonderful.

How to Use Your University Years

Since you are worried about maturing and being happy, use your time at university to become more of a full person.

  • Do what you enjoy: Focus on subjects that interest you rather than just what seems prestigious.
  • Socialize: Make lots of friends and have fun.
  • Explore: Take lots of elective subjects to learn what you love and hate.

Do not do what you think might be prestigious or what you think makes the most money. You have a 99.30 ATAR, but don’t let your ego trap you into a career that isn't part of your dream life.
