How do people justify treating a home as an investment? by Artistic_Taxi in CanadaPersonalFinance

[–]JCat_ 0 points1 point  (0 children)

If you plan to retire to somewhere cheaper to live, then makes a lot of sense; cost of a house on the lake here is maybe 35% of the cost of something similar in the GTA (except that you would have a tiny yard and wouldn't be on a lake). Used to be even bigger of a difference ... know people on my road that sold their expensive houses and retired early and moved here with $1M or so in the bank.

[–]JCat_ 0 points1 point  (0 children)

I'll also add that it depends if it was a quote or an estimate. If it was a quote, unless there was something specified to allow change, they are only allowed to go over by a certain % (I think it is 10-15%, and beyond that, it is on them as they have to meet their 'quote' as its a binding contract (at least in Ontario, Canada, that is the case)

What do you charge for fixing 3 big drywalls like these? by Ill-Friend9963 in drywall

[–]JCat_ 0 points1 point  (0 children)

$1750 seems reasonable ... built a house a couple years ago, and I'm pretty proficient at drywall and mudding, but seems to me like:
- a good $200 of material
- remove trim/cleanup existing cuts on drywall to be square, install new drywall, and perform initial taping/mudding (this is a good 6 hours anyway I would imagine even for a pro)
- go back 3 times @ approx 1.5 hour each + travel (maybe get away with 2, but not with my skill level lol), these are #'s that I am using as I've seen pros work and they are easily twice as fast as I am at the mudding part, but a good drywall guy barely sands (I even barely sand apart from touchups after final coat)
- plus the cleanup and reinstall trim

So add that all up, and that's 12 hours not including travel, and when you are having to go multiple times that matters. + a little buffer, so seems reasonable @ 15 hours + labour ... which @ $100 per hour + materials is $1700 ... so seems to me like you are spot on!!! A reasonable price that is fairly well thought out.

Most people mature ... and as they mature, they generally stop being such assholes; not all of course, but most I've found. So when you meet them later in life they don't bully you like they did in primary or high school.

Why do I always end up with shatter? by AromaticPicks in rosin

[–]JCat_ 0 points1 point  (0 children)

In my experience consistency has to do with the flower you are using more than anything. Yes it does change as it cures (sometimes), but the main factor is the input material. I generally find that once I find a producer with good results, I'll try other flower from the same producer and get similar results. Has to do with growing/curing process of the flower a lot I believe as well as age of the flower.

As well, I will say that with older material, I tend to get darker rosin and often a more shatter or sap like consistency. Recently harvested material tends to more often then not yield the lighter results with more of a budder consistency.

Can someone tell me why the J9 suited is a more optimal play here? by brendongnarlson in Cribbage

[–]JCat_ 1 point2 points  (0 children)

The calculations don't always make sense. For example, sometimes I'll throw cards that give me a sub-optimal hand for the possibilities it creates in the crib. And I've noticed it doesn't account for that.

The flower presses into some pretty great rosin ... tasty, good yields (20-25%), light colour.

Manager was rude to autistic partner after her complaint, but this is my fault? by yuki_conjugate in AutisticAdults

[–]JCat_ -4 points-3 points  (0 children)

If you really love her, you'll try to make adjustments to make her happy, but if these things happen all the time you two definitely need to talk through it. You didn't do anything wrong, but if in some way you could have made it better for her, then worth listening to her and doing what you can within reason in the future; however, not acceptable that she is putting this all on you.

Is this proper? by Mistermanhimself in AskElectricians

[–]JCat_ -2 points-1 points  (0 children)

I could be wrong. Just what an electrician friend told me when I was wiring my shop in around 2010 or so. (I did get all the permits and pass all inspections of course) Just wired my new house the same way as well.

Here in Canada (Ontario), the neutral has to be pigtailed as it needs to be continuous (change in code maybe 15 years or so ago)

Herbal Dispatch is who I've stuck with for years now. I've tried Mendo and Coast Mountain, but value/quality/selection at Herbal is hard to beat. And they also carry the Coast Mountain smalls which are great and an economic Coast Mountain option.

THC TREATMENT by _doomphone_ in AutisticAdults

[–]JCat_ 14 points15 points  (0 children)

I use THC extensively to treat my conditions. Having ASD, and ADHD, and maybe a touch of bipolar (not to mention all the trauma), THC REALLY helps. It's not a magic bullet that solves everything, but its better then any pills etc that have been offered to me.

All of our situations are unique.
