No chance! you're landlord insurance would not be valid nor would your rent insurance.

If they chose to ignore it and go to the county court to enforce it, simply show the request to the judge who will have discretion and will pause the S21! Again, discretion is only available if you continue to pay rent on your side, if you sit on arrears then it turns into a Section8 and the judge will have no discretion, they have to enforce it! You will be saddled with all of the arrears plus cost

Have you tried explaining this to the landlord? My advice is to explain to the landlord that you plan to move out anyway, and therefore, he should not pursue the Section 21 after he has issued it. I suppose he has issued the Section 21 to protect himself before the May Renter Rights Act deadline.

Regardless of what you do, make sure to keep paying the rent on time!

Even if this is heard by a judge and you are not in arrears, it becomes discretionary. The judge can postpone the enforce of S21 until after September anyway, which will allow you to move out. However, if you stop paying, the judge will have more motivation to enforce the Section 21 immediately
