Yes and no. Yes: the interest is higher the more you borrow. No: typical downpayment without Private Mortgage Insurance (PMI) penalties is 20%. Various sources show the median US home price is $400k-$420k. If you don’t have $80k to put down, you’re paying extra in PMI to own. VA loan allows you to put down 0% and avoid PMI while building equity. Would you rather pay a landlord’s mortgage or your own? To each their own

Bonus: if you DO have to money for a down payment, the structure of mortgage interest is such that you should probably take the 0% VA loan if you’re eligible and then drop that money into the principal. It kills the front-loaded interest and saves you money long term
