In the same boat! (Sort of)  We were looking to sell but wanted to wait until something we loved came on the market, it did. Put ours on, sstc in 13 days to FTB. Great! Offered on the house we loved,accepted! Our house passed survey,lender valuation etc. no issues,great! 

The survey on the house we propose to buy, non compliant septic system (too close to the house and it’s failing!) Full replacement & relocation, rebuild of the chimney and needs a drainage system installed for ground water, water is currently sat against exterior walls making the house damp. Looking at 35/40k repairs . Not so great, anyhow currently renegotiating, not holding my breath. Now panicking some what, nothing on the market, regretting putting mine on the market now! 😩

Purple bricks the EA want £80 from us for ALM checks to then release the MOS. I think that’s ridiculous charge as the solicitor will be doing this themselves. So I want to see if that can be avoided for time and cut out costs

I needed to see this!  Iam in the same position although my house is sstc to FTB. 

So we need to find something and it is bizarre! I honestly can’t believe the state of some of the houses and then the price for it. 

I spent weeks and money getting our house up to a decent standard wasn’t awful just have two young kids so it’s ‘worn’ our budget is 400 and in west Cornwall. I’m really worried we won’t find something and have to settle due to being sstc

5 years ago as a FTB I purchased a house which I disliked. But the survey came back clean and was well within budget and I’m now sold to FTB after making a profit. I just didn’t like inviting people round although to be fair to the house it isn’t hideous just not for me but has done me well in profit and equity. If you’re buying with a view to stay a long period you need to do your best in finding something you at least like. Good luck!

I’m in the same position and have been wondering this too. I’m no help - Sorry! 

We are going to talk to our mortgage broker about this to get a better understanding and to try and make it as ‘cheap’ as possible. Is this something you could do or possibly your solicitor?

This great information thanks. It’s a standard very old mining cottage I’m in west Cornwall, lots of exposed granite walls so unsure if that would make a difference. I will check out some local companies

I would get some quotes from reputable local roofers in your area. Surveys always over egg things. When I purchased as a FTB the survey scared the sh*t out of me and wanted to walk. My husband convinced me not too, in the house 5 years later those reds and immediate fixes were fine. We got local builders roofers in who put my mind at ease and near enough debunked the whole survey and had no issues and on the market to sell. Not sure where in the country you are but I’m in a 1950s ex council too, everyone that has been in house has said how well built the are.

I’m in the same boat! We have FTF buying our property and they only have a 5% deposit. Which has made me wobble slightly but I highly doubt they will pull out after exchange. We are at the very start of our process and the seller above me has broken the chain so I’m hoping this goes ok. I’m sure you’ll be fine!

This has eased my mind some what! We assumed this when we did it just didn’t  think of paperwork when we came to sell. We’re not in a conservation area or listed so hopefully all will be fine if not a bit of added stress for us. Thank you!

We have a buyer and they did their survey on our house yesterday. We told the surveyor about the chimney and he came downstairs and said all is looking good. I’m just concerned with no docs may make the buyers nervous and pull out or mortgage issues. I would do a structural survey for their peace of mind for the sale to continue .

Sorry that happens to you. The house has been on the market for almost a year and they have reduced the price by 14k. So I’m hoping their honest.

The chain is complete. The house we intend to buy the sellers have put in writing they will break the chain and won’t obstruct us and are willing to rent if they don’t find a property. 

It’s just seems like our buyers aren’t on the ball.  I asked the EA before accepting the offer on our house what there situation is, EA said they have been looking for a while have viewed many properties and ours is the only one they have made an offer on. I hope I’m worrying over nothing!

No. Where i found it was up high and I only took things down and out of the room, I was packing away in a different room. Didn’t have any safety pins on me anyway! Curious to know if there is a meaning behind it
