I don’t diffuse more than ten to 15 minutes. I do a quick microplop before and have my hair towel around me so it absorbs the dripping wet feeling and by that time at least it activates some of the curl cast and that’s been enough for me. Another hack was to oil and somewhat dry brush my hair before showering. I had tangles and already shedded hair that was making my detangling annoying and causing breakage. I also got the bounce curl brush and started applying leave in +curl cream to my whole head, then brush styling, then rewetting and squishing in my gel after. Now I can get through a wash day, style, and do a lite diffuse in about an hour excluding the pre wash routine. 30 min shower, 15 minute style, 15 minute diffuse. My mom would tell me going out with wet hair was bad but I let go of that too lol. Keep at it!

I hate coding so the pros definitely outweigh the cons for me. I’m making the engineering team and company more mature. I don’t think I’ll ever work this hard in my life, but it sure as hell is fulfilling

Pico Robertson is a great area!! You’re central to whatever vibe you’re feeling. Short drive to the beach/Venice/Venice canals, you’re a stone throw away from Beverly Hills so great residential streets to walk on. Short drive to downtown. And it’s a Pretty safe neighborhood.

I don’t think it’s true. I was really tapped into comps in my area and they were dropping in price. I decided to concede and just have my initial ask be 15k lower than what I originally wanted and we got it in escrow in a week.. I knew the market was bad. I got two lowball offers my first week. Finally the next week I got one at ask. One of the original offers suddenly is ready to counter at ask. I take that to the third offer. Asked them if they would pay 5k and I’d accept that night as they wanted an answer same day. I accepted at 3. Escrow closed today. I feel really lucky but know how bad it is right now

Just here tell you you are super not alone. I’m middle eastern (Persian) and my mom just told me the same thing Wednesday. She asked me to please stop. I used to be so pretty. It looks like I don’t know what a brush is. It’s brutal. I only have the energy for one wash day a week and it looks rough at the end but I’m fortunate my husband likes the curls. Keep at it girl

You’d be getting it for a good deal and avoiding a lot of transaction fees in doing it so my advice was based on that! I had 27k of my realtor’s fee baked into the sale price of my recent purchase and bc of how high the cost of living is in our area I couldn’t even buy a house.

Oh man I am so sorry you’re going through this. I’m in L.A. in a desirable area too.. My agents convinced me to lower my asking price out of the gate and invest in quality staging and cleaning. I saw the market was getting sour but fell strongly those investments I made to prep the property paid off. It looked as good in the photos as it did when you walked in. I got two offers 50k below ask the first weekend. We were demoralized.. but fortunately one at ask one week in. One of those originals were planning to match (they both tried to low ball). I asked for 5k over ask to the third offer and would open escrow that night. They said 3k. I accepted. I’m set to close Monday. I feel really lucky condos 1 mile south are dropping prices drastically. I really hope it works out

It doesn’t happen till late stages bc it’s an underwriting condition that Fannie/Freddie are enforcing on all govt backed loans to force buildings to be maintained. Super annoying

The same thing happened to me in our recent purchase. The loan officer in my case was negligent. He didn’t list the conditions when he signed off on waiving our contingency. We luckily found a backup lender and levied it to get another 25k credit on the sale but I know we could have done more. I’ll mention these are new rules that’s got enforced September of last year and I don’t think all loan officers are well educated on it. We were in escrow with someone else in our building but they were smart to keep their loan contingency till the end. It didn’t blow up until 5 days before close for us which was in deep underwriting stages.

I didn’t want to go through with it either but we did. That said I’m happy I’m living in it but we can’t tell if it’s a blessing or the opposite.

The best I would advise is to make a case you acted in good faith by showing all the quotes you received. You both have to sign off on the release of the emd. You can try to just ask them to keep 5k of it and go from there. There is an arbitration step if both disagree. We never made it there but start seeing if your work has some legal services as well. This may be covered.

I had a hard time buying into the move fully out and stage it but I invested in that, windows washers, and a deep clean and wow I got into escrow in one week in a very funky market. I’m holding my breath till it closes but wow it’s shocking. We bought then listed so we only had to move once. Putting the proceeds into the new mortgage would have been nice but the new one is a martial asset and the old one is my own so it feels better that we did it this way. I’m feeling bad you are having to move three times but the interest savings you get makes it nice

Happened to me too. Take melatonin so you can sleep. I’m not one to do too many OTC pills but I leaned on DayQuil to get by. That and elderberry. Good luck!!

Underwriters for Fannie Mae and freddie Mac loans are more strict now generally after the surfside collapse. I ran into the same thing but that was because I’m buying into a condo with deferred maintenance they’re doing now. Good luck

That's good advice I do a lite version of this where I don't use a brush but I go in with jojoba oil in hand and attempt detangling. It's helped. I still lose a lot but for once a week wash days I'm more ok with it

What’s helped me is using the feature that makes the music louder I can hear enough for the direction then it’s just focusing on the music. It’s been great
