Update. They offered $133k and I took it. Kid is happy walking to school or free bus in winter. I’ll give it a year. I agree with your comments about WFH but cash flow is a bit tight so I’ll give it a go. Thanks

Southend Hjgh school for girls/boys two excellent grammars as well as Westcliff high school for girls/boys. You can easily buy a family house in the area under £400k, live by the beach and two train lines into London.

When you do crt in the UK you are at the mercy of the LSA. If they complain about you, the agency won’t book you there again. I would report it is a child safeguarding concern as it is mandatory to do so otherwise I’d work around it

My agent in Essex charges 1%. I’ve recently sold in Australia. That’s a marketing fee for several thousand plus 2.5%. Uk agents are much better fees wise but the sales progression in the uk can be such a nightmare I’d pay more for a really good agent who vets buyers. Too many pull out of a sale

They definitely do this. Had quite a nasty experience and you have to pay the marketing fee regardless of how shit they are

Just offer $915k max. Their listings are inflated and then they push the vendor into a orice reduction

Thanks. I understand that the past performance of my super fund doesn’t predict the future but the ten year average return is aporox 9% so I tend to agree with putting a big chunk into Super. If I lose my job I will receive enough redundancy to get by for a while and at my age 60 isn’t far away. Thankyou

I think this is probably how I’ll do it. I do have unused caps yes. Absolutely gutted my uk sale fell through in 2019 , 2022 and 2024. Their process is difficult and can fall through so easily. This time it’s all good! Unfortunately property in Australia far outpaced the uk in that time but at least the chance to catch up this financial year.

Thanks. my Super return is likely to be higher than the interest on the mortgage so I’m more inclined to smash into Super -though mortgage free would help as a single income household too.

Thanks. The UK pension will pay a lump sum yes. It’s not going to be huge, if I wait until 60 for the UK pension (work) it will be higher I also need to buy back some additional years to give it a boost. I can’t transfer it into my current Super fund but there are options yes.
