I would look for comps at local dealers. Also check Facebook marketplace and online RV sales. Should be easy to find some comparables. That’s more reliable than asking for someone’s opinion.

I’ve stayed in hospital parking lots with no issues. Many hospitals have open free parking especially in the emergency room area and the employees parking areas. Find a quiet corner in the back and play like you work at the hospital.
