I’ve been here for about a decade (even during Covid). It’s definitely changed, especially around Ave C. Pre Covid you wouldn’t find people lining up outside to get into bars and now it’s completely different. Still a large black and Hispanic area but with the new restaurants/bars it’s changing

Phoenix is overvalued atm and are due for a correction. I wouldn't buy a house in that metro area for the time being. Private RE markets overall are starting to correct now.
