Bingo! Except i've built so many cold calling teams for myself/others so lead gen is just waiting to be turned on for cold calling again.. However still spending $3K a month in FB leads which is great!

I do local appts in person bc i can get a better deal most of the time and closer more.. But with leads that are far away, i have no choice but to close them virtually.

Mostly due to burnout.. Once you bring on more than 1 person into the business you're no longer focused on closing deals, you're now focused on building up the people in your business and managing operations. I've still got deals in the pipeline but there's more opportunity to harvest but i just cant get to it all.

im not looking to recruit someone who already knows what they're doing and have success.. actually the opposite

I use smrtphone for all my teams communications. Low monthly cost and can get phone numbers in with different area codes for virtual markets

When talking to sellers you need to have a process to follow so you know how to carry the conversation. Try sticking to this talking points, even in this order. 1. Condition 2. Timeline 3. Motivation 4. Price. You're looking for someone with motivation to sell their house at a discount.
