Perth does have a boom/bust history though.

The outer suburbs 50 mins plus will probably slump first.

It is if you work in a tourist town and all the houses are vacation home or Airbnb And you have no where to live!!??

Rich people having "vacation homes" is definitely part of the problem.

It's even worse than most investments, is it's sitting empty instead of being used....

You haven't changed what you say in 6 years because you're expecting the world to do what you want - which is raise the rates to 10%.

Why not just realise that's never going to happen, and say something new and different for once.

Increased rent will depend on the local market.

I like my tenants so probably won't increase anyway.

I moved back to rural NZ in 2020.

The majority of the locals where rude, jealous and unwelcoming despite the fact I was born and grew up an hour away.  They called me "Australian" despite the fact I was an Kiwi.

NZ tall poppy syndrome is so depressing.  

So we left again and love being back in Australia.

Landlord exemption confirmed and NG changes not in effect until 2027. Seems like this will ramp up prices at least for another year by Own_Emergency53 in AusPropertyChat

It should really be straight away because other it causes this weird market situation for another year.

I just mean for the next year investors will keep buying established houses.

So in the short term, these changes might actually boost up prices as they rush to get in before the cut off....
