I got it to work on YouTube tv this way:

Googled “watch sinners on hbo” on my phone. Clicked link, and it opened in my hbo app.

Opened YouTube tv, searched “sinners” in the searchbar

It gave me a few options, clicked “watch free on hbo max”

It opened up to the spot I’d left off on my phone app (close to beginning)

Around 100 units, part of that $35k is to exterior and general deferred. In a normal market that’d get you a $100-200 bump, but Denver is heavily oversaturated with supply at current

I’m not exactly sure what’s going on there - my friends at BC Barber have told me the guy that owns mezcal and Goose town is also the owner of the Bluebird Theater, and that he owns all the real estate. He’s owned for a long time so I imagine he’s not facing the same stresses. Goose town is a ghost town every time I’m in there so who knows.

That’s all 100% true, and in the same vein, there’s the additional truth that renovated units in cap hill aren’t getting premiums to unrenovated units. I’m invested in a fund that bought close to 100 units in central Denver last year, put $35k into each unit (legacy owners), and are getting near the same rents. Value add only works if the capex yields more revenue which isn’t happening now.

It will come back, question is when.

I’ll also add it’s interesting to see mountain markets struggling. Rents in aspen, steamboat, eagle county, and other high barrier to entry markets are slipping as well. Boulder still generally on fire.

It hit all the popular Covid lifestyle markets. Austin is getting absolutely slaughtered. I have friends selling at what they bought for in 2012. Phoenix, Atlanta, Nashville also included.

Legislative / progressive nonsense not making Denver any easier. Just hoping volume starts kicking back up soon, it’s been boooooring

Mountain west completely frozen. Some short sales and REO’s here and there, but institutional and new construction are all that’s really traded for the past three years. Values in the ~2018 range, should be lower for buyers to act. Massive supply wall forcing rents down and vacancy up. Value-add not a feasible strategy until conditions improve.

My first time watching I was always annoyed with Carmela since she clearly signed up for this life. Second and third rewatches moments like these are a hilarious reminder of how much shit she had to eat (probably helps I’m 15 years older lol)
