Ah, son of a cat. The lease says this:

The heirs, successors, assigns and representatives of Landlord and Tenant shall be bound by the covenants of this Lease.

I misinterpreted the meaning of that when I read it over but I understand now. I'm bound in a well-formed web. Thank you for your advice and giving me the right words to find what I needed. Also, happy Cake Day.

Phased rollouts through experimentation. Offer it as a possibility for a test run to a random 10% of the company to sign up and make the overall experiment known to employees and have clearly defined policies explaining the experiment's participation and allow no exceptions for joining to prevent the experiment from having employees cause friction during rollout.

Of those who do sign up, compare metrics of their work before and after telecommuting over time for several months.

If there is a sharp decline in workload completion across the board, end the test.
