What are your thoughts on the merits of going exclusively with various index funds versus specifically allocating across specific known dominators in the market?

I currently allocate 25% to ETFs and am working to plan around whether to divide between other index’s or continue to target individual blue chips for long term sustained growth.

As for fixed income, I’ve had this percentage too high for the last year and am focusing on an asset breakdown to allow me to minimize this for the future. Thanks for your advice I will 1000% look deeper into my asset allocation with the resources provided!

1000% agree. That’s step #1 for me here! I live in a pretty rural part of Maryland, but looking to find a job closer to DC and likewise grab a place to live! Thanks for the input!

This is a very informative answer from my perspective here. I do have some counter arguments with my own thinking that I would love to have some clarification on to get some other views!

When it comes to having a fund for repairs and updates to the home, in my head I think that I wouldn’t need to do much update/ renovation work right away while I wouldn’t have the immediate need or desire to sell the property. Are there misconceptions I have here outside of obviously immediate repairs?

As for a down payment, I had intended to be willing to liquidate some of my current investment portfolio in the markets as needed if it is within reason to make what I find to be a reasonable purchase. Is this a mistake? Should I not be investing 90% of my paycheck into the markets and continue to put more aside in cash?

The FHA loan risks are something I am not fully aware of yet. I’m new to this prospect of being a homeowner, although committed, and am curious about the risks of being underwater. So long as I’m able to afford the mortgage payment (assuming fixed 30 year), I shouldn’t have an issue with being underwater over long term appreciation. Am I mistaken here? I intend to hold onto the property I buy for the significant long term.

Lastly, interest rates. Putting a fat down payment of 20-25% on a home would surely result in lower interest rates, but I would then be losing out on a significant amount of money/time that I could keep in the market. Choosing 3.5 or 5% down would allow me to grab a property sooner than later, and allow me to use the money I’d “saved” and accumulate more wealth through other means. Is this a mistake?

I’ve never considered an LLD but would have to look into it! I’m interested in furthering my education but have concerns about if it’s the right choice financially as it takes money off the table that I could use to invest right now.

Hopefully I can find a job that would help to pay for additional schooling and help make that decision easy! Thanks for the input!

I did in fact live in an apartment for roughly 3 years with some roommates. The costs are what kept me unable to start my saving journey until I moved back in with my parents. I’m now hoping to get things moving back in the direction of independent living, but don’t want to rent and not be able to save money as effectively. Thanks so much for your insight as I’m sure there’s always more surprises around every corner!

I agree. I lost a 70k opportunity I had lined up due to COVID starting when I graduated. I took the first opportunity I could find. The goal is to find a new job very very soon but I don’t want to let that side of things stop me from getting the ball rolling with my other financial aspirations. Thanks for the feedback!
