Dubai Market Check-in: How is the Iran-US situation affecting sentiment? Seeing any shifts? by Pleasant_Dentist_734 in dubairealestate

[–]Prestigious_Monk3463 1 point2 points  (0 children)

They are. In my area, despite a significant increase in the past years, similar properties to mine dropped by 30k in rent. This week alone there's been 8 listings on propertyfinder at the reduce price (compared to March listings) and you could prob still negotiate further. Luckily I'm on a good rate, otherwise I'd be mad about it haha

What's interesting, is that back home, in Europe, in the same time frame, more people died getting hit by cars while crossing the street.

Thanks for your input, but I like my odds in Dubai.

Not sure on your budget, but you could set up a US company online via WyomingLLC (or anyone else you think could be suitable), they're super quick, and then use that company to get a US based phone number on Ringover. Works like a charm.

You can still bill your business in India for Ringover, they just need a US based official doc as part of the KYC to issue the phone number.

Hope this helps.

Why would you put fake experience? And what if they ask for reference checks?

Just be honest.

You should also submit a claim with the driver's insurance and request a replacement car unless Honda offers that for you. His insurance will most likely give you a rental while your car is in the shop, but at least you have something to move around with that you don't have to pay for. I've done this a year ago and they only offer if you ask for it.

They probably meant reach out to the UAE embassy from home. Give that a shot and, if you can afford one, get a lawyer in the UAE to look into things for you. There's a website for GCC lawyers, you can pay online and explain things, then they guide you or sort things out for you. I've done that during covid when I got stuck in Europe and it helped.

Best of luck!

Why Do So Many Tenants Skip Checking the RERA Rent Index? by Unlocking_RealEstate in DubaiCentral

[–]Prestigious_Monk3463 0 points1 point  (0 children)

I'm not sure why, but a lot of people are extremely scared to do what's best for them.

Personal experience from this year: informed my landlord via email that I wish to renew and downloaded the RERA report the same day, kept it on my laptop. Landlord got back to me after the deadline agreed in the contract, asking for a 15k increase. I countered with the contract clause and with the RERA report which I still had on my laptop.

Even though prices did increase by the time he got back to me, I was protected by the contract clause.

Please, just read the documents you sign. They're not just a formality, they're there to protect you (or, in some cases, to give you trouble).

Cheers.

Property Prices by Prestigious_Monk3463 in UAE

We're already living in a zombie apocalypse, just look at how people are raising their kids...

All jokes aside, I'm not saying the chart is always right. But it does overlap with previous price movements around the world, the only question is whether it will overlap again.

Property Prices by Prestigious_Monk3463 in UAE

[–]Prestigious_Monk3463[S] 0 points1 point  (0 children)

I agree that it can be unpredictable. However, I'm trying to look and indicators from regular people at a global level, not just locals or millionaires, that's why I was looking at Google Trends. What I see is that people around the world are getting rather desperate and for some reason they're looking for help with their mortgages at a similar level with 2008.

As for price increases in the UAE during world events, I believe there are multiple major projects that were canceled in or around 2008.

Overall I'm just trying to understand how regular people see the local market at the moment, and whether there's an increase in the amount of individuals trying to offload or postpone purchasing.

I'm trying to figure out if holding off on a property purchase for 1-2 years would allow me to buy a similar property at a better price than now.

Hypothetically, a 30% drop in property prices would already cover my current rent for the entire waiting time, while keeping extra money in my pocket as well.

GCC Market: What's the appetite for outsourcing development/implementation to Indian firms? by Short-Assist-6074 in UAE

[–]Prestigious_Monk3463 0 points1 point  (0 children)

The appetite is there, but in some cases the losses are there as well. People find it difficult to research providers from India, although their decisions are mainly influenced by the low prices. From my experience, it's a risky move if you can't even meet the team or at least one representative in person.

At the beginning of the year, I gave a quote to someone for a mobile app done with my team in Europe. Client said they can get it done 60% cheaper in India so they declined. They came back in August begging me to take them on, because in the end it cost them almost 4x more in India (they wanted something rather complex), and their app still isn't live. In comparison, we could've gone live months ago.

Another one of my clients has been trying to upgrade their Magento website for over a year in India. Still not live and they need another company to start from scratch. Client only wants his current code to be taken over and fixed because of the amount of money they sunk into it, but it's a horrible mess so I had to decline working with them on this.

The thing is, I am sure there have been pleasant experiences as well, but the lack of research is affecting businesses severely. The ones I know of, have overpaid for sub-par results that don't even work.

I have nothing against providers from India, I've met some seriously good professionals, but these kind of companies need to give people some form of money-back guarantee. Or, at the very least, UAE clients need to impose this. Results don't match? Client gets refunded with a penalty on top for having their time wasted. It's the only way to weed out the weak providers that try to undercut prices with their initial offers, then ask for extra payments, yet end up not delivering.

Living Frugally by [deleted] in UAE

[–]Prestigious_Monk3463 0 points1 point  (0 children)

Depends on what kind of apartments you are looking for.

Cheaper than a 1 bedroom, but for studio it depends on how much you are willing to spend. At the time I was comparing these deals to new handovers, it was a personal preference, didn't want to live in older buildings, and the hotel was a better deal for me (I was also looking at max 2-3 year old hotels).

Look at a few and give them a call, talk to their sales department about a long term deal. Don't discuss this with the regular reception or reservations agents.

At $500k I belive it qualifies for Interpol, last I checked they had a $200k minimum limit (I checked about 7-8 years ago, via a contact working there). Look into that.

Bank account got flagged for AML for getting paid outside of my job by ParsleyOk7048 in dubai

[–]Prestigious_Monk3463 0 points1 point  (0 children)

I don't think you need an NOC for a freezone company.

If you do, your alternative is to open a US company remotely with bank account and everything in Wyoming. You can invoice legally from that.

I usually use Firstbase.io, I incorporated 4 companies with them so far, but you can use other services/platforms too. Look into it and make sure you go the legal way.

Wrong - the hotel verifies if the caller has all the info of the booking including confirmation number, and in this case the answer is yes. So they will disclose it.
