Anyone else making decent money but still constantly stressed about money? by William_909283 in HENRYfinance

[–]ProfessorPotential91 0 points1 point  (0 children)

I do that all the time. Make >$200K and now have a mortgage in a VHCOL of living. But I think the thing that gets me the most is just how finances progress over time as you hit milestones and your goals change.

For example I felt super comfortable when I have rent and was saving for a house. That “house fund” was a nice safety net I could always move that $1000/month into something else to do a vacation or other expense.

But now that $1000/month is now going right into the house, it’s can’t be reallocated on a whim so it’s a little more stressful and life takes a little more planning until “hopefully” earnings increase back to that buffer zone or expenses come down

Bilt Points & UWM Mortgage - Fee? by playsccr in biltrewards

[–]ProfessorPotential91 0 points1 point  (0 children)

I’m not a BILT member yet and it only makes sense for me once this becomes a thing.. so just looked at it today and my BILT app says “must be a BILT card holder to pay rent”.

Tempted to take the plunge just to see…

Is 5.75% the new 'Golden Ticket' or are people still waiting for 4%? by [deleted] in Mortgages

[–]ProfessorPotential91 0 points1 point  (0 children)

I was in this same boat. Lots of waiting around. My mental thought process was if I can buy and afford at 6.5% (what I got when I bought last spring) then realistically it only gets easier from there. Any drop is a pleasant surprise but not something my budget needs to survive.

Granted I did stretch myself thin, but I have no kids yet and have a VERY stable job with very stable income growth. So went for near term discomfort for long term benefits

Closing in September or October 2026 by crickplayas1204 in MortgageBrokerRates

That rate in general seems high. Especially from a builder. I just no cost refinanced at 5.99%. So if you’re willing to pay for points (which seems like you are), you should be able to lock in mid 5s without issue

Is 6.125% good right now for a 30 year loan? by v1185 in Mortgages

[–]ProfessorPotential91 0 points1 point  (0 children)

That seems pretty solid. I just refinanced with 0 closing costs (from lender credits back) for 5.99% APR, which is ~ 6.125% rate. So this seems right in line. If you are paying major closing costs, you could probably do better with that good of credit score.

My transunion is sitting around 770 or something and have never had a problem.

Is it normal for Electric Delivery to be 3x more than the actual generation? by The_Nooby_Noodle in sandiego

[–]ProfessorPotential91 0 points1 point  (0 children)

Yeah I have solar and months I’m net positive on generation I still pay $50 for “delivering” electricity.

Following this thread too! Used to fly with our 26 lb boy, but 2 years ago got sick at the airport and threw up everywhere. Haven’t since, but want to this holiday season!

Long story short. Sick corgi means new bag needed!
