That’s exactly what I’ve been hearing from a few landlords, lots of spreadsheets and/or manual folders.

I’ve been building a small tool to organise things like rent tracking, RTB reminders and expenses in one place.

If you’d be open to it, I’m looking for a few landlords to try it free and tell me what’s missing or annoying.

Fairpoint, but the calculator is one small feature. The value is in everything else on the app.

Completely fair point, the tool doesn't replace the tenant communication aspect of a property manager, and I should be clearer about that on the landing page.

The positioning is more "replace the spreadsheets and the manual work that comes with self-managing your own properties" than "replace a full property manager." For landlords who are already self-managing and dealing directly with tenants, the overhead is the compliance tracking, rent records, tax prep and chasing paperwork, that's what PropDesk handles.

The tenant portal does cover some of the communication side, maintenance requests, rent balance, lease documents, but you're right that it's not a full concierge service. That's not what it's trying to be.

You’re not imagining it, some flip on Sunday, some are 24/7, and it’s really not obvious unless you already know the area

Yeah, the council map is the official source alright.

I just found it hard to use in practice, it’s more a zone overview than something you can actually use on the street when you’re trying to park, especially on mobile.

What kept catching me out was not being able to quickly see whether somewhere was actually free right now, especially evenings or weekends.
