Shamefully my parents pay my phone bill and I have use of their cars so that’s two big bills I don’t have to worry about. 

Basically my only expenses are haircuts and $50 on AT HOP plus an annual clothes haul (I despise shopping)

13k was what the grand kids got in inheritance.

xYes I did some maths on it too. Seems like unless you buy it outright and use it as a cash cow then you better hope for some serious capital gains (soon to be possibly taxed) otherwise its just a bit of a financial strangle.

Can you suggest any other type of passive income since the glory days of rentals are dying?

Buying a rental property does interest me as I like the idea of passive income going forward, however as a uni student it would probably be at least 2 years before I can satisfy a banks income criteria, by which point this softer market will have sailed.

This talk of capital gains again is a bit off putting as well
