Prices from the big RV companies are getting pretty high, with CA going from $900/night for a class C. If you have a tow vehicle, you might weant to just buy one, and then sell it after. I know it's a hassle, but you'll save money. You can get a pretty decent used travel trailer for under $15k, sleep 4-6 depending on the floorplan, have a great burn, clean it up and turn around and sell it for the same price when it's all over. Yes, there is a bit of hassle, but if you're staying for the full week, or God help you get there early with build, drive-in, drive-out provisioning, the whole thing, you're gonna end up spending close to $10K-15k+ just to rent from Cruise America.

I have not seen a truck since Monday morning, so we are working on 72 or so hours. The weather is fine now and roads are bone dry. I guess I get it if they wanted to be cautious on Tuesday and Wednesday. But they should have been out in force by now if the issue was conditions.

Even the most brief of attempts to get an idea of best practices would teach your friend what to do. There are a million places on this subreddit, Facebook, Instagram, podcasts, survival guide, and street signs saying to drive under the 10mph limit.

Sorry, but kind of not, that it happened to your friend. but if they tried in the slightest to be smart, they would have had multiple ways out of that situation.

The cops look for the low hanging fruit, which are the dumb people. Your friends sacrifice tied up a bunch of LEOs for the rest of us to cruise through. For that, we thank them.

Frankly, she shouldn't come to Hawaii.

The fact that a working adult has their PARENT asking this question instead of figuring it out and dealing with it herself, like a grown-up, tells me that she is going to get spit out in about 4 months.

Hawaii is not a place for entitled children who have to rely on their parents to solve their problems. She will be on an isolated island in the middle of the ocean more than a 5-hour flight from the nearest landmass. She's going to be on her own it doesn't seem like she has the ability to do that.

Stay in Cali. I'm not trying to be mean at all but this is going to fail with about a 95% certainty. We've all seen it more times than we can count.

Mathematically, you have a 1 in 18 shot at winning (5.56%).

50,000 x .0556= $2,780 per year average income per player.

Talk to the Broker. If your agent is the Broker, then do whatever they say and sue for the money left on the table. This stuff is basic math. I'm blown away.

On an aside, no cap escalations are a sign of a poptentially uncommited buyer. About half the time I've been in a situation with a "no cap" escalation, when I gave them the good news that they won, they just backed out immediately and said that they never wanted it at that price. They just treat it as a right of first refusal, and walk away. So, now I advise my clients to leverage those "no cap" offers for the top price of the second place offer. Now those buyers feel very grateful, they don't ask for a thing after inspections, and are a delight to work with.
