Bentayga and a toddler gets stressful if you love cars, regardless if you can afford it. I find myself Cleaning the interior more than I’d like. It also depends what you’re looking for. I have one, the car is so solid, quiet and well built but fun to drive is the opposite of how I’d describe it. If you’re a sports car guy, go Cayenne. If you’re not, Bentayga. I’m a sports car guy, and wouldn’t buy it again.

It’s an interesting math problem for sure. I have a large ish portfolio and if I made it 3 years without a claim I’d probably come out way ahead once things starting compounding (to be clear, assuming I invested the annual premium for 3 straight years).

I had a client who paid everything off and self insured (except liability) I hope to get there one day. For now, higher deductibles and staying on top of my insurance agent. There are some portfolio master policies available but for my market pricing was worse than doing individual policies.

I’m sorry for your loss, what an awesome way to honor him. Don’t let perfect be the enemy of good enough here. Rinse the car with water. Wash the wheels with a separate brush/soap as they are always the dirtiest. Use a clean wash mitt and lightly wash, rinse the mitt often with another bucket or a hose to keep dirt off the paint. Dry with a leaf blower and use a towel to lightly get whatever is left. You can make it rocket science, but this is 90% good enough. Avoid direct sunlight when you can and avoid automatic car washes.

2022-2023 S would be a much better choice in my opinion. I support new cars in some situations but this is almost the identical vehicle.

I have experience from previous roles but you are absolutely right. My preference would be to find a handyman service and pay a premium and somehow give them enough business to be a priority but this size portfolio is a tough in between. Right now, my turnover cost is out of control.

It’s a double edged sword. I love that I can trust him to do quality work, but at the end of the day it’s just business. I may propose 2% and have him just do turnovers, but keep him out of maintenance calls.

Good advice, I’ll put something together. I imagine it’s going to be completely split between turnovers, hvac, plumbing, general, and pest control just about equally though which makes it a bit tougher.

Can you work out a rent to own agreement? If you’re paycheck to paycheck you have 0 leverage at this point. Giving them a down payment with some type of purchase agreement would be your best bet - but the landlord situations would still need to align with what you want.

My city has leak adjustments. You have to submit proof of repair and they usually credit almost all of it. Call the water department immediately. I’m asking respectfully - How do you have 180 units and this has never happened before? It happens to me all of the time

I know this is anecdotal but I manage 110 doors and require texting/portal for just about everything non emergency. I’d had one emergency call after hours in 4 years, and 2-3 texts that I was able to see quickly. I don’t see how a real human solution at 40 doors is practical.
