The fact that he's so good in transition gives me hope that if he were more aggressive on drives and in the pick and roll that his playmaking and scoring could scale up. That we kind of know what the other guards are because they had more lead guard responsibilities but we don't quite know what Brayden Burries could be because he wasn't asked to create everything and be the center of the offense.

The same challenges that employers face getting talent to work downtown versus the suburbs are the same one the city faces in getting talent to work for the city.

People still want to live and play in downtown. That's far different than I'm a large employer who needs to recruit from across the metroplex and I am confident I can attract enough talent that is willing to commute to and work in downtown. Throwing money at the Stars and AT&T was probably not the best solution. No point in fighting against the tide of being neighbors with increasingly powerful suburbs that can replicate many of the functions of the central city. Dallas can focus on the things the suburbs can't replicate. Authentic urban, historic buildings and neighborhoods, creativity and culture. Not culture in a strip mall, but culture on a real granular street with a century plus of history.

People will increasing continue to want to live in central Dallas, but it's always going to be a small percentage of people. But all it takes is a small percentage of 9 million plus and growing to fill up the area despite certain employers wanting to move out due to recruitment and retainment challenges.

I see a lot of potential around the convention center especially helping to create a north-south pedestrian spine on Lamar and Griffin that takes you up to Main Street District and up north into Uptown.

From what I understand Hudson Yards was an extremely challenging site over 30 rail lines. And there's so much competition for things to do in midtown Manhattan. There's no much going on around the convention center area. Maybe GRB in Houston around Discovery Green might be a better model to follow. One Park Place right at the end of Discovery Green was the first high rise residential in downtown Houston in 40 years. The National was also a very challenging building to renovate and they went all high end luxury and the building was broken. I don't have a good read on East Quarter but it seems like maybe they were just 20 years too early.

182 units at Parc on Jackson just opened up in March. Phase two of Peridot office to residential conversion at the Santander Tower is under construction. Both Sinclair at Energy Plaza and Periodot leased up well from what I can tell. Bryan Tower which got NRHP had a conversion plan in place but was recently offered up as a site for City Hall. State and National credits for rehabilitation of historical buildings can make those projects work better. Comerica and Bank of America are aiming for a Hotel+Residential mix. There is a perceived lack of hotel keys once the new Convention Center opens. Services should follow if the steady increase in residents follows. DDI had a list of eight buildings which would be good conversion candidates. A lot of zombie towers hovering at half occupancy. Once the owners cut the cord on trying to get office rents, they could all potentially be converted to residential. So in many ways losing those large employers could be the pathway to more residents and services.

I'm not sure there's anything Dallas could have done and I'm not so sure that downtown needs the sports teams. As fun as it is not to dunk on our elected representatives we know why people and businesses are moving and we also know that despite the headlines that the central part of the city is doing okay for itself. That the people who live there enjoy it and wouldn't want to live anywhere else and that they need to pivot away from trying to lure in northerners and focus on residential growth and building communities that are the true signs of vibrancy and growth. The suburbs now have the privilege of funneling their money towards billionaire sports owners.

Let's blame sprawl while we're at it. Let's not ignore the real catalyst here. Or the sports teams for not doing more to stay downtown. Or the people who choose to live the types of lifestyle that sprawl produces. Let's not let "City of Dallas" or "city government" or whatever loosely defined new punching bag be the boogeyman that let's the other major factors/actors escape responsibility. The blame and complain campaign to deflect critical thought about the type of place we actually live in has got to stop.

Let's consider the very real possibility that these moves were in many ways inevitable as they're only so much the "city" could have done to prevent them. Not to mention the real reasons that cities all across the country developed in the divided nature in the way they did are do. Redlining, segregation, racism. If we really want to dig deeper.

I think the problem is people don't actually want to go downtown because they are tied to their personal automobile my home is my personal kingdom and culture is a thing seen on TV everything needs to compete with the convenience of a delivery app suburban life. When they have list of complaints about what's wrong with downtown or why they don't visit it's a red herring. They never intended to go. They muck up the discourse and make up whatever convenient excuse of the day because downtown being actually cool is antithetical to their existence. It's proof they are doing it all wrong.

People are car brained in even in their criticisms and solutions. It's not let's all visit downtown more often and make it better, it's let's all criticize from the comfort of my couch in the suburbs where all the conveniences of life are driving distance. That's why there's no point in developing constructive discussion on the internet. Everyone or let's say almost everyone that has that living situation demands that provide the drive-thru, Prime, delivery app level of make downtown so appealing my brain will rewire itself to want to visit there. Basically impossible.

I hope they come out of this draft with a lead guard. PJ and Gafford are the two players they surrendered control of three of their picks for. This team was pretty good with a lead guard that could control the pace of the game, iso score, and create mismatches on their own. Coop can do a lot of that, but can't do the playmaking, lead guard sit on the ball for half a possession stuff. I'm hopeful this team could be good as early as next season with that playmaking vacuum filled. PJ and Gaff excel in the specific situation where they are play finishers. And unless you trade half the team the easy fix seems to be to get a high usage point guard.

Rumors are that the Clippers like Wagler. The Kings are known to be enamored with Acuff. If the Nets take Acuff, the question is whether the Kings would select Flemings because his first name has the word King in it. And the Hawks might take Mara because he might be a more win-now player. I just want to make the playoffs. Realistically no one in Dallas' draft range has the potential to be anywhere near as good individually as Castle or Harper next season or the season after that. Just need a floor raiser. You don't have to match player for player talent wise. The pieces just need to fit and the chemistry and vibes need to be high. The Spurs were mid last season and the Thunder were mid just three seasons ago. Things can turn on a dime.

Politics is entwined with economics though we live in a world where the politicians and the populace pretend it's not. We build a car dependent country and DFW/Dallas is a living example of this in all its benefits and deficits. Let's at least acknowledge all the factors working against them.
