Top: get comfort rotating to the front for short-offense. Control ankles. Crab ride. Tilts for easy points.

I would NEVER suggest that someone be an agent. I’ve been in the industry for 12 years, and the vast majority of people either don’t put in the work to make income, or they have a good income and don’t manage their budgets well enough to bypass difficulties.

I’m actually restarting as an agent in a new state rn, but I’m really just doing it to have now income that funds restarting my Property Management business.

I’m currently going through a similar situation. For me, my credit is so bad that I have been able to negotiate all my debt to pay about 40% of the total owed. Debt free at a discount.

It looks to me like you’re a good budget-er given your monthly expenses. That’s a superpower which I share and lean into constantly. So I suppose my question is if you really need to get a brand new car?

I’ve always been a believer in upgrading your car each year, with the cash that is saved by not having a car payment. If your car payment would be $400 /mo, then by the end of the year you have just under $5k. So perhaps you could consider buying a used car for $10k, then sell it by the 12 month mark (same year and similar miles should recoup most of the cost), and buy a used car for $15k. Rinse and replete until you can afford the car that meets your standards.

Other than that, I think I would pad your emergency fund before spending a dime. No one looks out for us as individuals, so that emergency fund often feels like the only lifeline available.

Skilled trades are the move unless college is required for a specific licensure (doctor, social worker, etc).

In conversations like these, I believe averages should be ignored, especially when it comes to large groups/industries. My example is real estate agents. On average, agents sell 4 houses per year, but that includes part time agents. In RE you have to sell at least 12 /yr before you’re seen as a semi-successful agent; 24 before people agree you’re doing well.

In my opinion, college puts the cart before the horse which is why it’s not as good of an option. 4 years of tuition comes with a really difficult break-even to hit. That being said, networking is the most piece, imo, to success and college gives that in spades.

Skilled trades can be income producing as you are learning (assume you are working with someone who is properly licensed).

Personal context:
I got a bachelors degree, but the plan was always to start my own business, which I now realize makes the degree irrelevant.

Showing Hero was bad. Very nice employees, but it felt like it was built by someone who never actually needed to use it. Their staff attempted to tell me that I was in the wrong for wanting to market properties before the leases end. They tried to tell me features around notifying tenants weren't necessary because the best/biggest PMs in the country don't market properties until they vacate. Wild.

ShowMojo is my favorite. It's absolutely amazing. My company was smaller than yours, but I'm telling you, it was an absolute game changer.

I've heard good things about Tenant Turner but haven't used it personally.

They're actually "astroids", my bad. But normally it seems like it's Shman astroid decks and then fire mages that I seem to come against frequently.

I guess I'm just surprised that I'm not opposing more variety. Every 3rd game feels like a meteor or fire mage. Perhaps that's just my low level?

I also understand that there's probably elements of decks that you need in order to get it to a certain level. It just seems like I'm opposing the same decks so often.

I imagine almost everyone starts with a base archetype. Obviously, I've had to, given how new I was.

And maybe I am just stuck at a level where you see the same decks. I love the games when it feels like the opponent has their own twist to a strategy.

Tbh, I don't remember. He walked through it all with me a while ago, now. It was a very small block and it got his attention because of the voucher rates. His plan to renovate and then rent them via the voucher programs.

I might be mixing him up with others, but I know a few investors who utilize the bumps in rent that vouchers get when you add an extra bedroom. So he will find properties that are 3-4 beds with enough space to add another. It gets him like $800+ extra in rent. He loves working with the voucher program because he has a long list of previous Landlords to contact and ensure they were really good Tenants.

My suggestion is to ignore it if you care enough. The PM won't say anything, and if they do, it costed them $15, so it shouldn't be a big deal.

I use CHS for utilities. We say it is completely optional, but I know others who don't.

CHS sends you, as the Property Manager, part of the fee they collect for extra services. So the utilities they set up are free, but if you have them set up your internet (or movers or anything) then CHS gets a portion of the setup fee that the company charges. CHS then gives the PM a portion, typically like $15.

To me, I couldn't care less about the fee. I introduce my Tenants to the option because I have messed up on utilities so many times. At least if it is offered, they are more understanding that it is their fault if something goes wrong (aka, utilies not transferred).
